Roof inspections in Melbourne Beach, FL
No mobile homes are counted among Melbourne Beach housing units, so every roof here sits on a site-built house, and most of those houses are old. About 70.4 percent were built before 1980. A roof inspection tells you what condition yours is really in.

Housing age
How old are the roofs in Melbourne Beach?
The median home here was built in 1974, against 1988 for Brevard County as a whole. Homes built before 1980 make up 70.4 percent of the town's housing, compared with 32.1 percent countywide. That tells you the buildings are old. It does not tell you the roof age, because many have been replaced since. Many original roofs are likely long gone, and the replacement roof's age is what matters now.
About 82.4 percent of occupied homes are owner-occupied, and the median resident is 56.4 years old. These are mostly people who own the house and plan to keep it, so knowing the real remaining life of the roof affects a long-term decision.
Insurance rules
Which roof questions do insurers put to Melbourne Beach owners?
You can find the 15-year roof rule in Fla. Stat. 627.7011(5). Once a roof reaches 15 years, you may pay an authorized inspector yourself to examine it before your insurer acts. A report showing 5 or more years of remaining useful life bars the insurer from dropping or declining you over age alone. With 70.4 percent of local homes built before 1980, expect this rule to come up here more often than in newer parts of Brevard County.
The roof section of the 4-point form records the covering material, roof age, remaining useful life, date of the last roofing permit, and any damage found. Citizens asks for that 4-point inspection once a property passes 20 years. A median build year of 1974 suggests many homes here pass that line. Citizens also wants documentation of five years of remaining life on shingle roofs older than 25 years.
An authorized inspector can be a roofing contractor, a licensed home inspector, a building code inspector, an engineer or an architect, as long as your insurer accepts them. Your insurer or agent can tell you how any of this affects your own policy.
Inspection scope
Inspection scope and the moments to order one
An inspector looks for cracking, curling, heavy granule loss, exposed asphalt or felt, missing or loose tabs, soft decking and leaks in the attic or on ceilings. For a wind mitigation form, the inspector also photographs attic items you cannot see, such as roof-deck nailing and roof-to-wall connectors.
- Buying a home: confirm roof age and remaining life before closing.
- Selling: have the findings ready for the buyer's insurer.
- Insurer letter: get an authorized inspector's report on a roof 15 years or older.
- After a storm: Irma damaged roofs in Indialantic, so check yours after a major wind event.
Roof permits in town go through the Melbourne Beach Building Department, so ask there about permit history on a house you are buying.
Questions
Roof inspections in Melbourne Beach: questions
Does a roof over 15 years old have to be replaced in Melbourne Beach?
No. Florida law does not set a replacement age. When your roof turns 15 years old, you have the option to pay an authorized inspector out of pocket. If the report shows 5 or more years of useful life left, the insurer cannot refuse or non-renew solely for age. With 70.4 percent of Melbourne Beach homes built before 1980, many owners will meet this rule.

Who can sign a roof inspection for my insurer in Melbourne Beach?
Your insurer has to accept whichever inspector you pick. Qualifying people include a roofing contractor, a licensed home inspector, a building code inspector, a professional engineer or an architect. A contractor, building code inspector or Florida-licensed home inspector must sign the Citizens roof form, and photos of every roof slope go with it. Since 82.4 percent of local homes are owner-occupied, most owners will arrange this themselves. Before you hire anyone, check with your insurer.

How long is a wind mitigation inspection good for?
The current wind mitigation form, OIR-B1-1802, is valid for up to five years if the structure has no material changes and the form has no inaccuracies. It records roof covering, deck attachment, roof-to-wall connections and roof shape. Ask your insurer or agent how the discounts apply, since the state says they cover only the hurricane-wind part of a policy.

Can a roofer offer me a gift or deal for a roof inspection?
Florida law limits this. Under Fla. Stat. 489.147, a roofing contractor may not offer anything of value for a roof inspection or a claim, and may not advise you on coverage. Claims must also reach your insurer within 1 year of the loss date. Check coverage questions with your insurer, especially after storms like Irma, which damaged over 7,132 Brevard homes.
