Florida rules
The 15-year roof rule and your insurer's roof questions
Florida's roof-age statute, 627.7011(5), protects roofs under 15 years old from being refused for age alone. Once your roof reaches 15 years, your insurer must allow an authorized inspector you hire to examine it. If that report shows 5 or more years of useful life, age alone cannot be the reason for refusal or non-renewal.
The roof section of the 4-point form records the covering, roof age, remaining useful life and date of the last roofing permit. It also notes any partial replacement, overall condition and a damage list. Photos of each slope are expected. Citizens asks for this form on homes more than 20 years old.
Citizens also wants documented proof of five years of remaining life for shingle roofs older than 25 years. For tile, slate and metal roofs, the benchmark is a 50-year line. What your own policy requires is something your agent or insurer can confirm for you.
Inspection timing
Inspector focus areas, plus good times to schedule one
The inspector walks the slopes and the attic, noting cracking, curling, granule loss, exposed felt, loose tabs, soft decking and leaks. A wind mitigation form also covers attic items, namely deck nailing, roof-to-wall connectors and any sealed roof deck. You cannot see those from the driveway.
Book one before you buy or sell, after an insurer's roof-age letter, or after a storm. Brevard County saw Irma in 2017, with more than 7,132 homes damaged and roof and shingle damage from eight tornadoes. A post-storm check also helps you meet the claim notice deadline of 1 year from the date of loss.
Be careful with unsolicited offers. Fla. Stat. 489.147 bars a roofer from offering you anything of value for an inspection or from advising you on coverage. Roof permits come from the Building Department of the Town of Grant-Valkaria.

Does my roof need an inspection if it is over 15 years old?
No Florida law orders one, though you hold the right to request one. Under Fla. Stat. 627.7011(5), an insurer must allow an authorized inspector, paid by you, to check a roof 15 years or older. If the report shows 5 or more years of useful life, the insurer cannot refuse or non-renew you for age alone. Whether your insurer sends a letter is up to the insurer, so call your agent.

How long is a wind mitigation inspection good for?
April 1, 2026 is when the current form, OIR-B1-1802 (Rev. 04/26), took effect. It stays valid for up to five years if the structure has not materially changed and the form has no inaccuracies. The form documents the building code era, roof covering, deck attachment, roof-to-wall connections and opening protection. For a Grant-Valkaria home built in 1997, the code era entry is worth checking against the permit record.

Can I get a free roof in Florida?
No contractor may legally dangle one. Fla. Stat. 489.147 bars roofers from offering anything of value, including a deductible waiver, for a roof inspection or a claim. A state program, My Safe Florida Home, offers matching grants for some owner-occupied homes, and the statute says it creates no entitlement. In Grant-Valkaria, 97.4 percent of occupied homes are owner-occupied, so it may be worth reading the rules.
