Roof inspections in Cape Canaveral, FL

In Cape Canaveral, 7.3 percent of housing units are mobile homes, and those roofs follow a different code than site-built houses. Most other homes here were built before 2010, and many original roofs are likely past 15 years. An inspection tells you what condition yours is in before an insurer or a buyer asks.

Housing age

How old are Cape Canaveral roofs?

The median home here was built in 1985, three years earlier than the county median of 1988. Another 37.8 percent of homes predate 1980. That suggests many original roofs have been replaced at least once, and some replacement roofs are now close to the 15-year mark.

Only 3.7 percent of housing units here went up in 2010 or later, against 10.9 percent countywide. Few roofs in town come from newer construction, so most owners should expect an insurer to ask about age. Roofs on mobile homes are a separate case under the HUD code, and the state's 15-year roof rule does not apply to mobile home policies.

Insurer rules

Insurer roof age rules for Cape Canaveral owners

Florida law bars an insurer from dropping or declining a homeowner's policy only because the roof is newer than 15 years. Once a roof reaches 15, you decide whether to hire an authorized inspector at your own cost. A report showing 5 or more years of useful life takes age off the table as the sole reason for refusal or non-renewal.

With 58.6 percent of occupied homes owner-occupied, many Cape Canaveral owners will meet the 4-point form directly. Citizens asks for it on properties over 20 years old, and the roof section lists material, age, remaining life, last permit and damage found. For shingle roofs past 25 years, Citizens wants documented proof of at least five years left.

The state's wind mitigation form, OIR-B1-1802, asks about attic items you cannot see from the ground: roof deck attachment, roof-to-wall connections and a sealed roof deck. A filled-in form holds for up to five years, as long as the structure is unchanged. What any discount or coverage means for you is a question for your insurer or agent.

Inspection timing

Reasons to book a Cape Canaveral roof inspection

The inspector walks every slope and the attic looking for curling, soft decking, exposed felt, heavy granule loss and stains from leaks. Each slope is photographed for the report. Those are the same items the insurer forms list, so one visit can serve more than one purpose.

  • Before you buy or sell, so the roof condition is known up front.
  • When an insurer letter questions the roof's age, as the 15-year rule allows.
  • After a storm. Hurricane Matthew in 2016 damaged roof shingles and soffits across Brevard County.
  • Before a repair, since the 25 percent rule can turn a patch into a full replacement.

A roof permit question goes to the City of Cape Canaveral Building Division. It also publishes a procedure for HB 803 permit-exemption requests, limited to qualifying single-family projects. Confirm there before any work starts.

Questions

Roof inspections in Cape Canaveral: questions

Does the 15-year roof rule apply to my mobile home in Cape Canaveral?

The 15-year roof rule in Fla. Stat. 627.7011(5) is written for homeowner's policies, and its reach to mobile home policies is limited, so confirm which policy type you hold. Where it applies, an insurer may not refuse or non-renew a homeowner's policy solely because the roof is under 15 years old. When your roof is 15 years or older, you can hire an authorized inspector at your own cost, and the insurer must accept that visit. If the report shows 5 or more years of useful life left, age alone gives the company no grounds to refuse or non-renew. In Cape Canaveral, 7.3 percent of housing units are mobile homes, so ask your agent which rules cover yours.

Who can do the roof inspection my insurer asks for?

For the 15-year rule, the inspector must be accepted by your insurer. State law lists home inspectors, building code inspectors, general, building, residential or roofing contractors, professional engineers and architects. Citizens' own roof form takes a signature from a contractor, a building code inspector or a Florida-licensed home inspector. Check with your insurer before you book anyone.

How long is a wind mitigation inspection good for in Cape Canaveral?

Form OIR-B1-1802 (Rev. 04/26) stays valid for up to five years, unless the structure changes materially or an error turns up on it. Cape Canaveral's median home dates to 1985, so the form's building code era question matters. It asks whether the home falls under the 2001/2004 code or the 2007 code and later.

Can a roofer offer me a gift for a roof inspection to start an insurance claim?

No. Under Fla. Stat. 489.147, a roofing contractor may not offer anything of value for a roof inspection or a claim, and may not advise on coverage unless licensed as a public adjuster. Claim notice must also reach your insurer within 1 year of the date of loss. Brevard County saw over 7,132 damaged homes in Hurricane Irma, so these rules come up often after storms.
