Roof age
Archer homes and the 15-year roof rule
Archer's median home was built in 1972, and 60.6 percent of homes predate 1980. That suggests many roofs here have been replaced at least once, and some may be due again. Alachua County overall sits at 34 percent built before 1980, so Archer skews older.
Florida law gives you a path once a roof reaches 15 years. Your insurer must let you hire an authorized inspector, paid for by you. If that inspector finds 5 or more years of useful life left, the insurer may not refuse or non-renew solely for roof age.
The statute calls the inspector "authorized" only if your insurer accepts that person. Licensed home inspectors, roofing and general contractors, engineers and architects all qualify on the statute's list. Any policy issued or renewed on or after July 1, 2022 falls under this rule. Staff analysis says mobile home policies fall outside it, which matters for the 8.3 percent of Archer homes that are mobile homes.
Inspection scope
What the inspector checks on an older Archer roof
The roof section of the 4-point form records covering material, roof age, remaining useful life, last permit date and whether the roof was replaced in full or in part. It also lists condition and damage. With photos of every slope, the form can replace the separate Roof Inspection Form that Citizens asks for.
- Cracked, cupped or curled shingles
- Granule loss that leaves asphalt or felt showing
- Look for tabs or tiles that have gone missing, worked loose or cracked.
- Soft spots in the decking
- Leaks seen from the attic or as ceiling stains
Archer has had 14 local storm reports since 2016, including 10 thunderstorm wind reports and 2 hail reports, with hail up to 1.75 inches. A roof that has taken those hits is worth checking for lifted tabs and bruised shingles.
Timing
When to order an inspection in Archer
Order one before buying an older home, since 61 percent of Archer's housing is pre-1980. Order one before selling, so a buyer's insurer does not surprise you. When a letter from your insurer raises the age of your roof, that is the moment to order one. Citizens asks for 5 years of remaining life on roofs older than 25 years (shingle) or 50 years (tile, metal).
After a storm, note the date of loss. A new claim must reach your insurer within 1 year, and a supplemental claim within 18 months. What your policy pays is a question for your agent, since a roofer may not advise on coverage under Florida Statute 489.147.
Questions
Roof inspections in Archer: questions
Does a roof inspection in Archer need to be done by my insurer's inspector?
Not exactly. Once a roof is 15 years old, you may hire an authorized inspector yourself, and you pay for it. The statute's list includes licensed roofers, general contractors, home inspectors and engineers, but your insurer must accept the person you pick. Archer has 62.0 percent owner-occupied homes, so many households make this call themselves. Ask your insurer or agent which inspectors it takes before you book.

My Archer home is a mobile home. Do the same roof rules apply?
Mobile homes are 8.3 percent of Archer's housing units, and they follow the HUD code, not the Florida Building Code. According to Senate staff, mobile home policies sit outside the 15-year roof rule. Citizens still requires a 4-point inspection on mobile homes more than 20 years old. Your own insurer or agent can tell you how your policy treats roof age.

How long is a wind mitigation inspection good for?
The current form, OIR-B1-1802 (Rev. 04/26), took effect April 1, 2026. It stays valid for up to five years if the structure has no material changes and the form has no errors. It records the roof deck attachment, roof-to-wall connections and roof shape, which are attic items you cannot see from the ground. Ask your insurer how it applies any credit.

Will a roofer inspect my Archer roof after hail or wind?
Yes, a roofer can check the roof itself. Archer's storm record includes golf-ball-size hail near Highway 41 on April 26, 2023. Under Florida Statute 489.147, a roofer may not offer anything of value in exchange for an inspection, and may not advise you on coverage. Your insurer or agent answers coverage questions.
