New construction roofing in Archer, FL

Only 7.9 percent of homes in Archer were built in 2010 or later, so most roofs you will work on here are older than the new houses that get built next. If you are building a new home in Archer, the roof is scheduled in a set order with inspections. Knowing that order keeps your build on track.

Inspection sequence

What the permit and inspection order means for your build

Your roof is not a single step. The code lists the inspections in order: foundation, framing, sheathing, exterior wall covering and soffit, then roofing, then final. In Archer, with 543 housing units estimated in the 2024 survey, most new work follows this same sequence. Your roofer should expect to be on site only after framing is complete and the sheathing has passed its own check.

Ask your builder to confirm the sheathing inspection date before the shingles or metal arrive. A roof that is covered but not yet sheathed to the required fastening cannot clear the final check, and the delay usually falls on the schedule rather than on the crew. Given that only 7.9 percent of Archer homes date from 2010 or later, a builder here may be working on a roof type it has not installed recently, so ask about its experience.

Deck and underlayment

Underlayment, drip edge and deck fastening in Alachua County

The Florida Residential Code gives three ways to dry in a shingle or metal roof. You can cover the whole deck with self-adhering membrane, tape each deck joint and add an approved underlayment, or lay two layers of felt fastened to a set pattern. Each path uses specific nails. Ring shank nails are named by standard, so confirm the nail type on the permit before the sheathing is hung.

Drip edge at the eaves and gables must be fastened every 12 inches on center, and every 4 inches where design wind speed reaches 110 mph or the roof sits above 33 feet. Archer's newer homes sit under the same rule as any new build in the state, so ask your roofer which spacing the plan calls for.

Questions

New construction roofing in Archer: questions

What code edition applies to a new permit in Archer?

Any permit application filed from December 31, 2026 onward will be governed by the Ninth Edition of the Florida Building Code. Permits before that date stay under the Eighth Edition, which took effect December 31, 2023. Archer's 543 housing units, with a margin of error of 119, give a sense of how many permits the Alachua County office processes. Confirm the edition with the county building office when you file, because the date controls which deck and underlayment rules apply.

Who can install the roof on a new home in Archer?

Asphalt or fiberglass shingles can be put on a new building by its owner-builder. Work on tile, metal, or membrane roofs has to be handed to a roofing contractor who holds certification or registration. In a town of 1,140 people like Archer, many builders also sub out roofing, so check the crew's paperwork. Under Florida law, a general contractor who lacks that certification cannot market itself as a roofer. Ask to see the license before work starts.

Does my new Archer home have a builder warranty?

Florida law requires a builder to give a one-year coverage period on a new home in Archer against defects in equipment, material or workmanship that violate the Florida Building Code. The period starts at the original conveyance or initial occupancy, whichever comes first. Normal wear, settling and natural disasters are excluded, so keep your inspection records from the Alachua County office.

How should gutters and downspouts be set on a new Archer roof?

When eaves stick out less than 6 inches, you need gutters with downspouts, unless the spot is a gable end rake or a roof rises above another roof. Each downspout must discharge at least 1 foot from the sidewall, by underground piping, tail extension or splash block. With Archer's 1,140 residents and newer homes spread thin, the plan should show each downspout location before framing so the eaves are built to match.
