Growth, Wellen Park and the 9th edition
The 2020 Census counted 74,793 people in North Port, and the Census Bureau's 2020-2024 survey puts the city at an estimated 84,605. Every new roof that growth brings is built to the edition of the Florida Building Code that governs its permit.
The 8th edition has been in force since December 31, 2023. Applications and plans submitted on or after December 31, 2026 must meet the 9th, so for a house still on the drafting table, the filing date decides the rulebook.

Who installs the roof, and the builder's first year
For buyers, Fla. Stat. 553.837 has made the builder of a new home answer for one year, from closing or first occupancy, whichever comes first, for defects in equipment, material or workmanship that materially violate the Florida Building Code. Normal wear, settling, damage the owner causes and natural disasters are outside it. The law took effect July 1, 2025.

How do I check the product approval on a new North Port roof?
Ask the builder or roofer for the Florida product approval number, the FL number, of the roof covering and the underlayment, then look each one up in the Florida Building Commission's public product approval search, which finds approvals by FL number, manufacturer or code version. Roofing is a mandatory statewide approval category under Fla. Stat. 553.842(5). With North Port growing from 74,793 people in 2020 to an estimated 84,605, plenty of new roofs are going on that are worth checking this way.

Does Florida law cover roof defects on a new North Port home?
For the first year, if the defect breaks the code. Fla. Stat. 553.837, in effect since July 1, 2025, makes the builder answer for defects in equipment, material or workmanship that result in a material violation of the Florida Building Code, for 1 year from closing or first occupancy, whichever comes first. Normal wear and tear, settling, owner-caused defects and acts of God such as a natural disaster are excluded, so damage from a storm like Ian, which flooded North Port in 2022, is a question for your insurer or agent.

Do new North Port houses need gutters?
When the eaves stick out less than 6 inches, yes. In that case FBC-R R318.5 requires gutters with downspouts, except at gable rakes or on a roof above another roof, and every downspout must discharge at least 1 foot from the wall. With wider eaves they are optional, but North Port's summers argue for planning them with the roof: about 60% of a normal year's rain at the county's two NOAA stations falls June through September.
