What a new roof on Longboat Key has to meet

A new roof permit here goes through the Town of Longboat Key Building Division. The Town runs its own building department, so you apply there, not to Sarasota County.

Longboat Key permits submitted on or after December 31, 2026 are reviewed under the Ninth Edition. Permits filed earlier stay under the 2023 edition. Ask the Town which edition covers your plans before you file.

Roofing is a statewide product approval category. The approval number and the product's Notice of Acceptance details go on the permit application. You can look up an approval number in the state's public product approval search, by FL number or manufacturer.

Components of a new roof: decking, underlayment, and drip edge

For roof sheathing, the fastener you must use is the ring shank nail. RSRS-03 nails are the standard. Where sheathing measures 15/32 inch or less, RSRS-01 or RSRS-04 nails may be used.

  • Option one: a full deck covering of self-adhering polymer-modified bitumen underlayment
  • Option two: a 3 3/4-inch membrane strip over every deck joint, then approved underlayment across the roof
  • Third option: install two layers of approved felt-type underlayment, with fasteners spaced 12 inches on center across the field.

Drip edge fastens at the eaves and gables over the underlayment, at no more than 12 inches on center. On a home where the mean roof height is over 33 feet, the spacing tightens to 4 inches.

Inspection order

Plan the roofing phase so it lines up with the construction schedule and each inspection along the way

The code sets the inspection order: foundation, framing, sheathing, exterior wall coverings and soffit, then roofing, then final. Roofing inspection checks dry-in, insulation, the roof covering, and flashing. Schedule the roofing inspection only after the sheathing is complete.

Should work not start within 6 months after the permit is issued, the permit expires. Work also lapses after 6 months of no activity. Keep your inspections on schedule.

Record and post the Notice of Commencement on site before the first inspection takes place. Skipping it may mean the owner pays twice for the same improvements.

Who can install the roof on a new home on Longboat Key?

A general contractor must subcontract roofing work unless it holds a state roofing certificate or registration. On a structure a builder constructed itself, asphalt or fiberglass shingles can be installed by that builder. Work on tile, metal, and membrane roofs must be assigned to a certified or registered roofing contractor.
