Roof replacement in Longboat Key, FL

Half of the homes on Longboat Key were built before 1980, and the median build year is 1980, so most owners here are likely living under an original or near-original roof. That suggests a replacement may be closer than many owners expect. Florida rules shape how that work is permitted, inspected and sized.

Housing age

How old are the roofs on Longboat Key?

The Census places the median build year at 1980, with a margin of error of plus or minus 2 years. About 93 percent of the island's housing units were built before 2000, and only 2.9 percent were built in 2010 or later. Most roofs on the island are older than 25 years.

Owners sit in the homes they own here. The Census reports that 93.6 percent of occupied homes are owner-occupied. That means the people deciding on a re-roof are usually the people who will live under it for years.

Permit and rules

What a Longboat Key re-roof triggers

Roof permits on the island are issued by the Town of Longboat Key Building Division. The Town also requires a FEMA Substantial Damage/Improvement form with every building permit, and repairs subject to that review must be permitted through the Town.

The 25 percent rule limits partial work. No more than 25 percent of the roof area can be repaired or replaced in any 12-month period unless the entire roof covering is replaced. A roof permitted under the 2007 Florida Building Code or later can be partly redone, with only the new section held to current code.

On the Sarasota County side of the island, where 4,759 residents lived in 2020, the county offers virtual inspections for re-roof permits through VuSpex. They cover the Dry in and flashing stage and the Roof in progress stage. Ask the Town's Building Division which inspection method applies to your address, since the Town issues the permit.

Roofing work on a permit must be done by a licensed roofing contractor. A general contractor may subcontract roofing work, and a general contractor certified after 1973 may not advertise as a roofing contractor without the matching certification.

Weather risk

Storms, rain and the roof you have

Hurricane Helene in 2024 produced a measured storm tide of 6.68 feet above mean higher high water at a USGS sensor on the island. Hurricane Milton that year measured 5.04 feet, with significant waves on top. Those readings show why a roof's deck attachment and secondary water barrier matter here.

  • Confirm the deck nailing and secondary water barrier are included in the permit scope.
  • Ask the Town which inspections it requires, including the final roof inspection.
  • Ask your insurer whether a roof of your age needs an inspection before renewal.

Questions

Roof replacement in Longboat Key: questions

How many homes on Longboat Key were built before 1980?

About half. The Census shows that 50.7 percent of the island's housing units were built before 1980, and the median build year is 1980. Because the median sits at the line, many roofs here are near or past 25 years old. Owners should check the age of their own roof and the date of its last permit with the Town of Longboat Key Building Division before deciding on work.

No more than 25 percent of a roof's total area can be repaired, replaced or recovered in any 12-month period unless the entire roof covering is replaced. A separate exception covers roofs permitted under the 2007 Florida Building Code or later. Confirm the status of your roof with the Town of Longboat Key Building Division before you start.

Will my insurer require a newer roof?

Florida law bars an insurer from refusing to issue or renew a policy solely because a roof is less than 15 years old. For roofs 15 years or older, the insurer must allow an inspection at the homeowner's expense, and it may not refuse or non-renew for age alone if the inspector finds 5 or more years of useful life left. With a median build year of 1980 on the island, many owners will meet that age line, so ask your agent what your own insurer requires.
