Roof replacement in Englewood, FL

In Englewood, 80.9 percent of homes were built before 2000, and the median home dates to 1982. That suggests many owners here have a roof older than the current code. A re-roof triggers a permit, inspections, deck checks and possibly the 25 percent rule.

Home age

Roof age behind Englewood's 1982 median home

Of the homes in Englewood, 45.9 percent were built before 1980, and only 9.8 percent in 2010 or later. By our arithmetic, homes built before 2000 outnumber those built in 2010 or later by more than eight to one. A home's build year does not tell you the age of its roof, so look at your own paperwork or permit record.

The 25 percent rule matters in a place with this many older houses. Redo more than a quarter of one roof section within 12 months, and the whole section must meet current code. Only a roof that was itself put on under the 2007 Florida Building Code or a later edition escapes that. Under Fla. Stat. 553.844(5), Sarasota County cannot rewrite that exemption.

About 23.6 percent of Englewood housing units are mobile homes. Their roofs fall under the federal HUD code, not the Florida Building Code. Ask the building office which rules apply to your home before you plan a re-roof.

Re-roof steps

Permit, inspections and what the crew must do

Englewood is an unincorporated place split between two counties. Of its 20,800 residents in 2020, 15,386 lived in Sarasota County. For a roof permit in this area, you apply through the Building division of Sarasota County Planning and Development Services. Confirm your address and process with the building office.

Sarasota County offers virtual inspections through VuSpex for two re-roof stages: dry in and flashing, and roof in progress. Record your Notice of Commencement and post it on site before the first inspection, or you may end up paying twice.

Roofing work includes the deck attachment and replacing rotted sheathing found during the job. Only a roofing contractor may do it, since a general contractor must subcontract roofing unless it holds a roofing certificate or registration. Check the contractor's state license before you sign.

Insurance

Insurer inspections for older roofs

With a median build year of 1982 in Englewood, many owners will meet the 15-year mark in Fla. Stat. 627.7011(5). At that age, the statute lets you hire an authorized inspector at your own expense. An insurer cannot drop you for age alone when that report shows 5 or more years of useful life. Citizens Property Insurance sets a separate bar of documented remaining life on shingle roofs past 25 years. Read your own policy and ask your agent before you decide on a replacement.

Questions

Roof replacement in Englewood: questions

Does the 25 percent rule force a full roof replacement in Englewood?

It can. Once more than 25 percent of a roof section is repaired or replaced in 12 months, the whole section must be redone to current code. The only carve-out is for a roof built, repaired or replaced to the 2007 Florida Building Code or later. With 80.9 percent of Englewood homes built before 2000, many owners should check their roof's own permit history. Confirm with the Sarasota County building office.

What inspections does a Sarasota County re-roof get?

Sarasota County offers virtual inspections through VuSpex for 'Dry in and flashing' and 'Roof in progress.' Your Notice of Commencement must be recorded and posted on the job site before the first inspection. The permit clock is 6 months: it lapses if work has not started by then.

Can my insurer make me replace a 15-year-old roof?

Not on age alone. Under Fla. Stat. 627.7011(5), if your roof is 15 years or older, the insurer must allow you to have an authorized inspector check it at your own expense before requiring replacement. An inspection that finds at least 5 years of useful life left on the roof means the insurer may not refuse or non-renew your policy for the sole reason that the roof is old. Englewood's median home was built in 1982, so this comes up often. Your own policy and agent will say what is required in your case.
