Should the inspection find 5 or more years of useful life remaining, the insurer cannot refuse or non-renew on the basis of age alone.

The 4-point form has a roof section too. It records the covering, roof age, remaining useful life, last permit date, how much was replaced and the overall condition. Citizens requires this form for properties more than 20 years old. It also wants proof of five years of remaining life on shingle roofs over 25 years old.

An authorized inspector can be a roofing contractor, a licensed home inspector, an engineer or an architect, and the insurer must approve the person. Before paying anyone, find out from your insurer or agent which inspectors it accepts.
