Roof repair in Frostproof, FL
Hurricane Ian in 2022 put 12 inches of rain on Frostproof, the highest total reported in Polk County. Water that heavy finds every weak point in a roof. Most failures start at flashing, vents, valleys and the ridge, and a repair there can be small if you catch it early.

Our workStorm damage
Where Frostproof roofs fail in a storm
Ian's 12 inches of rain tested seams more than shingles. FEMA inspection teams found that damaged roof covering was a primary source of water getting in. Leaks usually track the places the code requires flashing: wall-to-roof joints, changes of slope, chimneys and vent pipes.
The ridge deserves a look too. FEMA notes that a lost ridge vent opens a large hole in the roof deck, and one example house had collapsed ceilings with no other roof damage. Soffits fail the same way, so check for sagging or missing panels along the eaves.
NOAA lists 3 local storm reports for Frostproof between 2016 and 2025: 2 thunderstorm wind and 1 hail, with the largest hail 1.00 inch. Those are the reported ones. Smaller events can still lift tabs or crack shingles without anyone filing a report.
Repair versus replace
Repair or replace: the 25 percent line
Under Florida's building code, no more than 25 percent of a roof or roof section can be repaired in any 12-month period. Repairs beyond that limit mean the whole roof section has to be replaced. An exception applies when the roof itself was built, repaired or replaced under the 2007 Florida Building Code or any later edition. For such a roof, current code applies only to the part being repaired.
Mobile homes make up 29 percent of Frostproof housing units, against 20 percent countywide. Those roofs follow the HUD code, not the Florida Building Code's repair rules, so ask the building office which standard applies to yours.
Whether a small repair needs a permit is the local building official's decision, since the code allows ordinary minor repairs without one at the official's approval. Before any work begins, check with the building office to confirm.
After the storm
What to do safely after a storm
- Stay off the roof. Photograph the ceilings and the ground around the house from outside.
- Look from the ground for missing tabs, exposed felt, lifted flashing or a missing ridge vent.
- Check the attic for damp insulation or daylight, which are signs of a leak.
- Tarp only what you can reach safely from the ground or a ladder, or leave it.
Hurricane season lasts from June 1 to November 30, with activity peaking around September 10. About 17 percent of Frostproof homes are seasonal or occasional-use, so a leak in a house nobody is watching can run for weeks. Ask a neighbor to look in after any named storm.
For questions about what your policy covers, turn to your insurer or agent. Under state law, roofing contractors may not advise you on coverage or solicit claims.
Questions
Roof repair in Frostproof: questions
What is the 25 percent roof rule in Florida?
The code says no more than 25 percent of a roof or roof section may be repaired, replaced or recovered in any 12-month period unless the whole roof section is replaced. A roof built, repaired or replaced to the 2007 Florida Building Code or later is the one exception. For that roof, current code reaches only the part being repaired. The Polk County building office can tell you how this applies to your roof, so ask them.

How much rain did Frostproof get from Hurricane Ian?
The reported total in Frostproof was 12 inches, the highest in Polk County during Ian in 2022. The county saw 6 to 12 inches overall, with 192 structures reporting major damage. Rain that heavy exposes failed flashing, loose vents and damaged valleys, so a roof that looked fine before Ian is worth a check from the ground and the attic.

Does my mobile home roof follow the Florida Building Code?
Mobile and manufactured homes follow the HUD code, not the Florida Building Code's repair rules. In Frostproof, 28.9 percent of housing units are mobile homes. Because the standards differ, confirm with the building office which rules apply to your roof before a repair or replacement starts.

My roof is 15 years old. Can my insurer make me replace it?
Florida law says that for a roof 15 years or older, the insurer must let you have an authorized inspector check it at your expense. Where the inspection finds at least 5 years of useful life remaining, the insurer cannot decline or non-renew a policy on the basis of age alone. Call your insurer or agent for how this applies to your policy.
