What is the 15-year roof rule?

Florida Statute 627.7011(5) is the source of what people call the 15-year roof rule. Under the law, a roof younger than 15 years cannot be the only reason an insurer declines to write or renew a homeowner's policy. Once a roof reaches 15 years or more, you can pay for an authorized inspector to examine it, and the insurer has to allow that before it demands a replacement. How long does a wind mitigation form last?

The current form, OIR-B1-1802, effective April 1, 2026, is valid for up to five years. That holds only if no material changes are made to the structure and no inaccuracies are found.
