New construction roofing in Dundee, FL

35.9 percent of homes in Dundee were built in 2010 or later, according to the 2024 five-year American Community Survey. That means a large share of town roofs are new, and new roofs here face the current code. If you are building or buying new, the roof is inspected at several points, and each step must pass before the next one starts.

Inspection order

What new roofs in Dundee must pass before final

The Florida Building Code lists the inspections in order. For a new Dundee home, the roof inspections run after framing, then sheathing, then the dry-in and roof covering. The framing inspection comes last, after the roof covering, all framing, fireblocking and bracing have been installed. Sheathing can be checked as part of a dry-in inspection or separately, once all roof and wall sheathing and fasteners are complete.

Roof sheathing must be fastened with ASTM F1667 RSRS-03 nails, which are 2 1/2 inches long. RSRS-01 or RSRS-04 nails may be used where the sheathing is 15/32 inch or thinner. Your builder should be able to show the nail type on the framing sheet before the sheathing inspection.

  • Choose one dry-in method for a shingle, metal or similar roof before the deck is covered.
  • Fasten drip edge at eaves and gables every 12 inches, or every 4 inches where wind speed is 110 mph or more.
  • Confirm the product approval numbers on the roofing permit application.

Permit clocks

Scheduling the roof with your Dundee build

A roofing permit in Dundee starts a clock. Your permit lapses if no work starts within 6 months of its issue date. Once work is underway, it stays active only while it passes an inspection within each 180-day window. Plan the roof stage so inspections do not lapse during a slow month.

Florida permits submitted on or after December 31, 2026 fall under the Ninth Edition of the Florida Building Code. A roof permitted before that date follows the 2023 Eighth Edition. If your build is near that line, ask the Town of Dundee Building Department which edition applies to your application.

Questions

New construction roofing in Dundee: questions

Who issues roof permits for new homes in Dundee?

The Town of Dundee Building Department issues roof permits for work in town. Confirm the current forms and fees with the department before you apply. For a new build, the roof permit is part of the same review as the framing and sheathing, so ask which inspections will be scheduled. Many Dundee homes built since 2010 are on the current code, and your permit file should show which edition applies.

Can a builder put asphalt shingles on a new Dundee house itself?

A general or residential contractor can lay asphalt or fiberglass shingles on its own new construction without a separate roofing license. Jobs involving tile, metal or membrane roofing have to be handled by a roofing contractor registered or certified by the state. In Dundee, where 35.9 percent of homes are from 2010 or later, many builders are doing this work on their own houses, so check the scope of the contract. Ask your builder for the roofing license number before work starts, and check it with the state licensing board.

Does a new roof in Dundee come with a builder warranty?

Under Florida statute, a home builder must back a newly built house for one year against faults in equipment, materials or workmanship that break the Florida Building Code. The rule took effect July 1, 2025. That coverage stops short of ordinary aging, ground settling, damage the owner causes and damage from natural events. Read your contract to see how the one year is counted from conveyance or occupancy, whichever comes first.
