Which building code edition applies to the roof you're getting installed

Deck, underlayment and drip edge requirements

Roof sheathing must be fastened with ring shank nails from the approved list, and the sheathing thickness decides which nail type is allowed. Your roofer and the inspector will both check this before the roof covering goes on.

  • Full self-adhering polymer-modified bitumen underlayment across the deck, or
  • A 3 3/4-inch strip over every deck joint with an approved underlayment on top, or
  • Two layers of approved felt-type underlayment fastened to the deck.

Drip edge at the eaves and gables goes over the underlayment and is fastened at 12 inches on center, tightening to 4 inches where wind speed or roof height is higher. Ask for the fastening spacing to be written on the permit set.

The city's Building Division issues the required permits and conducts the inspections during construction. The roof inspection comes after framing, and sheathing is checked either as part of a dry-in inspection or separately at the contractor's request once the roof and wall sheathing are complete.

Buildings with eaves under 6 inches need gutters and downspouts, and each downspout has to empty at least 1 foot away from the sidewall. Confirm the gutter and downspout plan before the roofing inspection so that the dry-in and final checks line up.

What is the 25% roof rule in Florida?

Under the 25% rule, if more than a set share of an existing roof is repaired or replaced within 12 months, the entire roof system must meet current code. If more than 25 percent of the roof area is replaced, the entire roof covering must meet the current code. This rule applies to existing buildings, so new construction in Lake Wales is governed by the full edition in effect at permit submission. Can a general contractor install my new roof?

Unless it carries a roofing certificate or registration, a general or residential contractor has to hand the roofing portion to a subcontractor. The exception is asphalt or fiberglass shingles on a new building the contractor is building itself. Florida law requires a builder to warrant a newly constructed home for 1 year against construction defects of equipment, material or workmanship that violate the Florida Building Code. The coverage starts at original conveyance of title or initial occupancy, whichever comes first.
