Why roof age matters for Dundee homes

Florida law lets you hire an authorized inspector at your own expense. Should the inspection show 5 or more years of useful life left, roof age by itself is not grounds for the insurer to refuse or non-renew. Your insurer has to accept the inspector you choose. The current form, OIR-B1-1802, is valid for up to five years if the structure has not changed and the form has no inaccuracies. It took effect April 1, 2026. It asks about code era, wind region, roof slope, covering, deck attachment and roof-to-wall connections. Polk County has seen Irma and Ian in 2017 and 2022, so insurers weigh these items.

Can a roofer offer me a gift to start a roof claim in Polk County?
No. Under Fla. Stat. 489.147, a roofing contractor may not offer anything of value for a roof inspection or a claim, and may not advise you on coverage. Deadlines also apply: notice of a new claim must reach the insurer within 1 year of the loss date. Hurricane Ian's DR-4673 declaration covered Polk County in 2022, so storm-season solicitations are worth treating carefully.
