Roof repair in Dundee, FL
Water covers 11% of Dundee's total area, or 1.29 sq mi, so lakes and wet ground sit close to many roofs here. Polk County storms such as Irma and Ian have brought high gusts and long rain. Repairs should target the points where wind and water get in first.

Where Dundee roofs fail in a hurricane
Hurricane Irma in 2017 put a gust of 75 kt near Bartow and left Polk County with 1,604 homes and businesses at major damage. Federal assessment teams found that torn roof covering is a primary way water gets into a building. Shingle loss is where your repair usually starts.
Ridge vents are the next weak point. Lost ridge vent can open large holes in the deck, and in one FEMA case the ceilings came down. If your ridge line looks lifted or bare after a storm, treat it as an open hole in the deck.
Leaks also follow flashing. The code requires it at wall and roof meetings, changes of slope and roof openings, so check chimneys, vent pipes and valleys first. Hurricane Ian in 2022 added a 78 mph gust at Bartow and 6 to 12 inches of rain, enough to find any gap.
25% rule
Patching limits and what they mean in Dundee
Florida limits patching to 25 percent of a roof section within 12 months. Go past that and the whole section gets replaced, unless the roof itself was built, repaired or replaced under the 2007 Florida Building Code or later. A roof like that only needs the new work to meet current code.
Dundee has a mix of homes. 36% of its housing units went up in 2010 or later, against 18% for the county, and 22% are mobile homes. Mobile homes follow the HUD code, so confirm what applies to yours before deciding between patching and replacing.
For a small repair, the building official decides if a permit is needed. Call the Town of Dundee Building Department before any work starts.
Safe first steps
What to do after a storm
Stay off the roof. From the ground, look for missing or curled tabs, exposed felt and bare ridge. Inside, check attic undersides and ceilings for stains. Those are the same damage items an inspector looks for.
Hurricane season runs June 1 to November 30 and peaks around September 10, so schedule repairs before then where you can. Talk to your insurer or agent about your policy and the claim deadline. We do not advise on claims.
Questions
Roof repair in Dundee: questions
What is the 25% roof rule in Florida?
No more than 25 percent of a roof section may be repaired or replaced in 12 months unless the whole section is replaced. A roof built, repaired or replaced to the 2007 Florida Building Code or later is treated differently, and only the new work must meet current code. Dundee has 36% of its homes built in 2010 or later, so some roofs may qualify. Confirm a roof's own history with the town's building department.

Does a small roof repair in Dundee need a permit?
The building official decides. Minor repairs can skip a permit only when the official approves that. Dundee's Building Department handles roof permits, so ask it before work begins. Hurricane Ian left 192 Polk County structures with major damage, and repairs after storms like that can be larger than they look.

What fails first on a roof in a Polk County hurricane?
Shingles, ridge vents and flashing fail first. During Irma, a 75 kt gust hit near Bartow, and FEMA found lost ridge vent can open large holes in the deck. Soffits also perform poorly in hurricanes, and failures let water in. Check these spots from the ground after any storm.

Do mobile homes in Dundee follow the same roof rules?
Not always. Mobile homes make up 22% of Dundee's housing units, and they follow the HUD code, not the Florida Building Code's dates. Confirm the rules for your home with the town's building department before choosing a repair.
