How old are Eagle Lake roofs?

About 39.3 percent of homes here were built before 1980, and the median home dates to 1989. That suggests many original roofs are well past 15 years, though a median build year says nothing about any one roof. A reroof or repair may have reset the clock on yours.

Polk County is growing fast, and Davenport has a median build year of 2015, but Eagle Lake looks different. Only 19 percent of its housing is from 2010 or later. Older houses are the ones most likely to have a roof an insurer asks about.

Florida rules

What the 15-year rule and 4-point form ask

Florida's 15-year roof rule sits in Fla. Stat. 627.7011(5). A roof under 15 years old cannot be the sole reason for a refusal to write or renew a homeowner's policy. Once your Eagle Lake roof reaches 15 years, the insurer must let you hire an authorized inspector at your own expense.

The outcome of that inspection matters. A finding of 5 or more years of useful life means the insurer cannot decline or non-renew on age alone. The inspector must be someone your insurer accepts: a roofing contractor, licensed home inspector, building code inspector, engineer or architect. The rule covers policies issued or renewed on or after July 1, 2022, and Senate staff say it does not reach mobile home policies.

It also lists damage such as curling, granule loss, soft decking and leaks. Citizens requires the form for properties past the 20-year mark, and with a 1989 median build year here, many Eagle Lake houses are at or near it. Timing

When to order a roof inspection in Eagle Lake

  • Buying a house: the roof's age and remaining life are worth knowing before closing.
  • Selling: a signed report answers a buyer's insurer before it becomes a delay.

  • After wind: an EF0 tornado on April 11, 2021 damaged roofs near Spirit Lake and Eagle Lake.

A roofer's inspection follows the items on those forms: covering, age, remaining life, permit history and leaks. For wind mitigation, it adds the attic details you cannot see from inside the house, like roof-deck nailing and the connectors tying roof to walls. The finished form stays valid up to five years if the structure has not materially changed. Under Fla. Stat. 489.147, a contractor may not offer you anything of value for an inspection or advise you on coverage.
