New construction roofing in Auburndale, FL

Auburndale's Census survey finds 20 percent of its homes were built in 2010 or later, so new roofs here are a regular job. If you are building or replacing a roof on new work, the code edition, the permit and the inspection order all matter, and the timing of each step is set by rule.

Updated October 2026

Code edition

What code governs a new roof in Auburndale

Florida's 8th Edition Building Code (2023) went into force on December 31, 2023. Expect the 9th Edition to start applying on December 31, 2026. Plans filed on or after that date must follow the new edition. If your Auburndale roof is still in design, the filing date decides which edition governs.

Some older homes in Auburndale predate the modern code entirely. The Census survey says 35 percent of local housing units were built before 1980. A new roof on one of those houses is judged against the current code, not the code the house was built under. Ask the City of Auburndale Construction Services Office which edition applies to your plans before you sign anything.

Inspections

How the deck, underlayment and inspections are handled on a new Auburndale roof

On a new shingle or metal roof, the code gives three dry-in options for the underlayment. One is a full self-adhering polymer-modified bitumen layer. Another is membrane tape over each deck joint with an approved underlayment on top. Option three calls for two plies of felt, nailed at a fixed interval. Whichever you choose, the inspector checks it at the dry-in stage.

  • Framing inspection after the roof trusses and bracing are in place
  • Sheathing inspection once all roof sheathing and fasteners are complete
  • Roofing inspection covering dry-in, roof covering and flashing
  • Final inspection before the home is closed out

Drip edge at the eaves and gables is also checked. On shingle roofs it is fastened at a maximum of 12 inches on center, and tighter at 4 inches where the design wind speed reaches 110 mph or more. Tile is allowed only over solid sheathing, so confirm the deck type before the tile order is placed.

Permits

Permits, product approval and scheduling a new roof in Auburndale

Check the approval number on each product against the Florida Building Commission lookup before materials arrive. The permit application should carry those approval numbers. Auburndale permits are issued by the City of Auburndale Construction Services Office, which reviews the plans and inspects the work.

Coordinate the roof with the build schedule. A permit becomes invalid if work does not start within 6 months of issuance, and it can lapse if work is suspended for 6 months. Build the roof into the framing timeline so the sheathing and dry-in inspections fall in order.

Questions

New construction roofing in Auburndale: questions

Which building code applies to a new roof in Auburndale?

The 8th Edition of the 2023 Florida Building Code is the one in effect today. Starting December 31, 2026, the 9th Edition takes over, and any permit application filed on or after that date has to comply with it. Auburndale's share of homes built 2010 or later is 20 percent, so many local jobs are new construction or recent re-roofs. Confirm the edition for your plans with the City of Auburndale Construction Services Office.

What inspections does a new roof in Auburndale need?

The code lists framing, sheathing, a roofing inspection covering dry-in and flashing, and a final inspection. In Auburndale, where 20 percent of homes were built 2010 or later, many of these inspections fall on newer builds. Sheathing can be checked as part of the dry-in or separately once all roof sheathing and fasteners are complete. The inspector looks at the nailing pattern, the underlayment and the drip edge before the roof covering goes on.

Does a product in Auburndale need a Florida approval number?

Yes. Roofing is a mandatory statewide approval category, and the City of Auburndale Construction Services Office reviews permits for it. Look up the product on the Florida Building Commission product approval search by its FL number or manufacturer. The approval number belongs on the permit application. Keep a copy of the approval for the inspector.

Who can install a new roof on a home I am building in Auburndale?

A general contractor may self-perform asphalt or fiberglass shingles on a new building it constructs. Work on tile, metal or membrane roofs needs to be handled by a roofer who holds the proper certification or registration. Any general contractor certified after 1973 cannot market themselves as a roofer unless they hold that certification or registration. With 20 percent of Auburndale homes built 2010 or later, check the license of anyone bidding on new work before it starts.
