Roof inspections in Polk City, FL

Mobile homes make up 10.3 percent of Polk City's housing units, and those roofs follow different rules than site-built houses. For most homes, a roof inspection answers one question: how many years of useful life remain. That answer matters when you buy, sell, renew a policy or clean up after a storm.

How old are the roofs in Polk City?

Polk City has two kinds of roofs. About 15.9 percent of homes were built before 1980, so many of those original roofs have been replaced at least once. Meanwhile 47 percent of units went up in 2010 or later, against 18 percent countywide. Those newer roofs are likely still under 15 years old.

Age drives the insurer's questions. Under Fla. Stat. 627.7011(5), an insurer may not refuse to issue or renew a policy solely because your roof is under 15 years old. Once it reaches 15, the insurer must let you hire an authorized inspector at your own expense. A report showing 5 or more years of useful life left takes roof age off the table as the sole reason for dropping you.

Mobile homes are the exception to that statute. Senate staff note that the section does not apply to mobile home policies, and the HUD code governs those roofs, not the Florida Building Code. Ask your agent which rules apply to your policy.

Inspection scope

What a roof inspection checks

An inspector looks at what the insurer's forms ask about. On the 4-point form, the roof section lists covering material, age, remaining life, last permit date and the share replaced. The damage list covers cracked or curling shingles, heavy granule loss, exposed felt, missing tabs, soft decking and attic leaks.

Citizens asks for that 4-point report on properties past 20 years of age. It also wants proof of five years of remaining life for shingle roofs older than 25 years, or hard roofs such as tile and metal older than 50.

A wind mitigation inspection is separate. It uses form OIR-B1-1802 and looks at attic items you cannot see: roof deck nailing, roof-to-wall connectors and sealed roof deck. A completed form holds for up to five years unless the structure changes.

Timing

When to order an inspection in Polk City

Order one before you buy or sell, since 83.4 percent of occupied homes here are owner-occupied and roof age often comes up at closing. Order one when an insurer's letter cites your roof's age. Order one after a storm such as Hurricane Irma, when an EF-2 tornado downed seven transmission poles in Polk City.

Watch the claim clocks. A new or reopened claim is barred unless the insurer gets notice within 1 year of the loss, and a supplemental claim within 18 months. A roofer may not offer anything of value for an inspection or advise you on coverage. Those questions belong with your own insurer or agent.

Does my insurer have to accept an inspection of my 15-year-old roof?

Yes, under Fla. Stat. 627.7011(5)(c) the insurer must let you have an authorized inspector check a roof that is 15 years or older, at your expense. An insurer may not refuse coverage or non-renew a policy based only on roof age when the report shows at least 5 years of useful life left. The inspector must be one your insurer accepts, such as a roofing contractor or a home inspector. Your agent can tell you which names your insurer takes.

Who can sign a roof inspection form for Citizens?

The Citizens Roof Inspection Form (RCF-1) must be signed by a general, residential, building or roofing contractor, a building code inspector, or a Florida-licensed home inspector. It needs photos of each roof slope and records remaining useful life. The roof section of the 4-point form, with those photos, can take the place of it. With 20.1 percent of Polk City residents 65 or older, many owners will see this form at renewal.

How long does a wind mitigation inspection last?

Form OIR-B1-1802 (Rev. 04/26), effective April 1, 2026, is valid for up to five years if no material changes are made to the structure and no inaccuracies are found. It sorts your home by building code era and design wind speed, then records roof covering, deck attachment, roof-to-wall connections and opening protection. Since 47 percent of Polk City units were built in 2010 or later, many homes fall under the 2007 code era or newer.

Is my Polk City mobile home roof inspected the same way?

Not under the same rules. About 10.3 percent of Polk City housing units are mobile homes, and the 15-year roof statute does not apply to mobile home policies, per Senate staff. Citizens does ask for a 4-point inspection on mobile home applications past 20 years of age.
