In recent years, several named storms have hit Polk County. Hurricane Ian in 2022 brought a gust of 78 mph in Bartow and 6 to 12 inches of rain. Hurricane Debby in 2024 dropped up to 8.03 inches near Mulberry and spun off brief tornadoes near Bartow.
Ridge vents are a known weak point. When one blows off, FEMA notes, a large opening is left in the roof deck, and ceilings have collapsed on houses whose only roof damage was lost ridge shingles and vent.
Leaks also track flashing at wall intersections, slope changes, chimneys and vent pipes. Begin with those spots, then look for soft decking and tabs that are missing or cracked.

Here is the line between a repair and a replacement. If you patch more than 25 percent of a roof or roof section within 12 months, the whole roof or section must be replaced or recovered.
There is an exception. Where the roof was built, repaired or replaced under the 2007 Florida Building Code or a later edition, only the repaired portion has to meet current code. An ordinance passed by a city or county has no power to change that exception.

What is the 15 year roof rule in Florida?
Florida's 15 year roof rule comes from Fla. Stat. 627.7011(5). Under that rule, a homeowner's policy cannot be denied or left unrenewed by an insurer solely on the grounds that the roof is under 15 years old. For a roof 15 years or older, the insurer must let you have an authorized inspector check it at your expense before requiring replacement, and it may not refuse or non-renew solely for age if the inspection shows 5 or more years of useful life remaining. Two rules matter most for repairs. If your roof was built or replaced to the 2007 Florida Building Code or later, repairing more than 25 percent no longer forces the whole roof to meet current code. Also, for policies issued on or after January 1, 2023, you may not assign post-loss insurance benefits to a contractor.
