Inspections ยท East Lake
Roof inspections in East Lake, FL
Only 0.2 percent of East Lake housing units are mobile homes, so nearly every roof here follows the Florida Building Code and the same insurer rules. With a median build year of 1990, many original roofs are likely past 15 years. An inspection tells you how much life is left before an insurer or buyer asks.

Housing age
East Lake home age and what it suggests about roofs
About 86.9 percent of East Lake homes were built before 2000, and 11.8 percent before 1980. A 1990 median build year suggests many original roofs are well past 15 years. A home that old may also have had one or more replacements, so the roof's own date matters more than the house's.
Owners occupy 83.2 percent of occupied homes here, and the median resident is 51.2 years old. That mix points to long-term owners who will meet roof-age questions at renewal time. A roof under 15 years old cannot be the sole reason an insurer turns you away.
The 15-year rule
The 15-year insurer rule for older East Lake roofs
Once your roof reaches 15 years, you may hire an authorized inspector at your own cost before the insurer requires a replacement. Once an inspection finds 5 or more years of useful life remaining, your insurer cannot drop you on the basis of roof age alone. Ask your insurer who qualifies before you book anyone.
Citizens Property Insurance sets its own lines: at least five years of remaining life must be documented for shingle roofs older than 25 years, or hard roofs such as tile and metal older than 50 years. Its 4-point inspection applies to properties more than 20 years old. Most East Lake homes built before 2000 fall in that group.
The roof section of the 4-point form records covering material, roof age, remaining useful life, last roofing permit date, and percent replaced. The inspector also lists defects such as curling, granule loss, soft decking and attic leaks. Photos of every slope may replace the separate Citizens roof form.
Inspection timing
What an East Lake inspection covers and when to book it
An inspector reads the roof the way the forms do: covering, age, remaining life, permit history, damage and leaks. For a wind mitigation form, they also photograph attic items you cannot see, such as deck nailing and roof-to-wall connectors. The current form is OIR-B1-1802 (Rev. 04/26), valid up to five years if nothing changes.
Order one before you buy or sell, when an insurer letter mentions roof age, or after a storm. Hurricane Eta in 2020 cut power to over 40,000 customers around Tampa Bay. Permits for East Lake roofs go through Pinellas County Building Services, so confirm permit history there.
Questions
Roof inspections in East Lake: questions
Does my East Lake roof need an inspection at 15 years?
Florida law does not require one by itself. Under Fla. Stat. 627.7011(5), once a roof is 15 years or older, you have the right to an inspection by an authorized inspector at your own expense. Should the report show 5 or more years of useful life, age by itself is not grounds for your insurer to refuse coverage or non-renew. With 86.9 percent of East Lake homes built before 2000, many owners will reach this point.

What does the roof section of the 4-point form ask?
It records covering material, roof age, remaining useful life, the date of the last roofing permit, whether the replacement was full or partial, and overall condition. It also lists damage such as cracking, curling, granule loss and attic leaks. Citizens requires a 4-point inspection for properties more than 20 years old, and East Lake's median build year is 1990.

Who can sign a roof inspection for my insurer?
Whoever carries out the inspection, your insurer is required to accept that person's findings. That can be a licensed home inspector, a building code inspector, a licensed general, building, residential or roofing contractor, an engineer, or an architect. Before any payment changes hands, check that your insurer accepts the inspector you chose. Pinellas County Building Services holds permit records for East Lake roofs.

How long does a wind mitigation form stay valid?
The form insurers use, OIR-B1-1802 (Rev. 04/26), is valid for up to five years if no material changes are made to the structure and no errors are found on it. A new roof or added opening protection counts as a change. In East Lake, where 83.2 percent of occupied homes are owner-occupied, ask your insurer or agent how it applies wind credits to your policy.
