Belleair began in 1896 as a planned resort town around Henry B. Plant's Belleview Hotel. That early start still shows in the housing stock. Census estimates put the median year homes were built at 1974, and about two-thirds of homes predate 1980. A roof that has never been replaced may be older than most of the houses around it. Under the current Florida Building Code, no more than 25 percent of the roof area may be repaired, replaced or recovered in any 12-month period unless the entire roof covering is replaced. If your existing roof was built or repaired under the 2007 code or later, only the repaired part must meet current code.

What is the 25% roof rule in Florida?

The current Florida Building Code limits roof work on an existing building to 25 percent of the roof area in any 12-month period. If you go above that, the entire roof covering must be replaced or recovered. What is the 15 year roof rule in Florida?

Florida statute bars an insurer from declining to write or renew your homeowner's policy just because your roof is under 15 years old. Once a roof reaches 15 years, the insurer has to allow an authorized inspector to evaluate it, and you pay for that inspection. When that inspection finds at least 5 years of remaining useful life, roof age alone cannot be the reason for refusal or non-renewal (Fla. Stat. 627.7011(5)).
