How old are Trinity roofs, really?
Only 2.4 percent of Trinity homes were built before 1980, and 30 percent were built in 2010 or later. Nearby Elfers is the opposite, at 77 percent pre-1980 stock. Trinity is mostly newer construction, so the 15-year rule applies to fewer roofs than in older west-coast towns.
A median year built of 2006 describes homes, not roofs, so it cannot tell you how old your roof is. Some roofs here have been replaced since. Others are original. Your permit history and closing papers show which yours is.
Roofs 15 years or older matter because of Florida's insurer rule. Before your insurer can require a replacement, it has to allow you to hire an authorized inspector, paid by you. If that inspector finds 5 or more years of useful life left, the insurer cannot drop or refuse you for roof age alone.

Wind mitigation is a different form, OIR-B1-1802. It records deck attachment, roof-to-wall connections and the sealed roof deck, and it holds for up to five years unless the structure changes. Much of that work happens in the attic, where owners rarely look.

Does Florida require a roof inspection when I buy a home in Trinity?

What is the 15-year roof rule in Florida?
A homeowner's policy cannot be denied or left unrenewed by an insurer on the sole basis that the roof is under 15 years old. For older roofs, the insurer must let you hire an authorized inspector at your expense. Age alone is not enough for a refusal or non-renewal when the roof still has 5 or more years of useful life left. This rule applies to any policy issued or renewed on or after July 1, 2022.
