Where Zephyrhills roofs leak after a hurricane

Hurricane Milton in 2024 sent a 59 mph gust through the Zephyrhills area. That is below the winds that tear off whole roofs, so expect small failures. After Hurricane Ian in 2022, Pasco County damage was described as mostly minor and limited to shingles and downed trees.

Age matters here.   • Stay off the roof until the wind and rain stop and the surface is dry.
  • Photograph ceilings, attic underside and any missing tabs from the ground.
  • Look in the attic for visible leaks and wet insulation, which can lead to mold.
  • Cover openings only from a safe position, and keep records of what you did.

What is the 25% roof rule in Florida?

It limits patching to 25 percent of the roof or roof section in any 12 months. Once repairs exceed that share, the entire roof section must be replaced or recovered instead. No. Florida Statute 489.147 bars roofing contractors from soliciting roof insurance claims, offering anything of value for an inspection or claim, or advising on coverage unless licensed as a public adjuster. After Hurricane Debby in 2024, Pasco County received a FEMA declaration, but that does not change the rule. Talk to your insurer or agent about coverage. A new claim must reach the insurer within one year of the date of loss.
