New construction roofing in Tequesta, FL

Only 3.3 percent of homes in Tequesta were built in 2010 or later, so new-build roofing here is a small share of local work. If you are building new in the village, the roof is one stage among several inspections, and the order matters. Your roofer schedules around those inspections, not the other way round.

Code and timing

The edition of the code your Tequesta permit will be reviewed against

The Eighth Edition of Florida's Building Code, dated 2023, took force on December 31, 2023. The Ninth (2026) Edition becomes effective on December 31, 2026, and permit applications and plans submitted on or after that date must comply with it. If your permit goes in before that date, the Eighth Edition applies. Anything filed after it falls under the new edition, so confirm the filing date with the Village of Tequesta Building Department before you sign a roof contract.

Palm Beach County lies outside the High-Velocity Hurricane Zone, which covers just Miami-Dade and Broward. That means the HVHZ low-slope rules do not govern a Tequesta roof, though the statewide product approval system still does. Ask the building office which edition and zone rules are on your permit before ordering materials.

Install requirements

What goes into a new Tequesta roof: the deck, the underlayment, and the drip edge

Roof sheathing must be fastened with specific ring-shank nails, and the dry-in must meet one of three underlayment options before the shingles or tile go on. Your roofer picks the option, but the inspector checks it. A drip edge fastened at 12 inches on center is the standard at eaves and gables, tightening to 4 inches on center where design wind speed reaches 110 mph or the roof is above 33 feet.

  • Confirm the dry-in option named on your permit before materials arrive.
  • Ask for the drip edge spacing written on the job plans.
  • Tile goes over solid sheathing only, unless the product is tested otherwise.

Inspection order

Scheduling the roof around Tequesta inspections

The inspections run in a fixed order: foundation, framing, sheathing or dry-in, wall coverings, roofing, then final. The roof covering inspection comes after the dry-in is approved, so a delay in framing or sheathing pushes the roof date back. Ask your builder for the sheathing inspection date in writing.

Florida's permit clocks matter here. A permit becomes invalid if work does not start within 6 months of issue, and it is treated as abandoned after 180 days from filing unless pursued in good faith. A roof that sits idle through a long build can lose its permit, so keep an approved inspection on the record within 180 days.

Questions

New construction roofing in Tequesta: questions

How many new homes are being built in Tequesta?

Tequesta has 3,424 housing units, and 3.3 percent of its homes were built in 2010 or later. Median construction year is 1977, so most roofs here are older than new builds. If you are the owner of a new build, the roof is one stage among several inspections, so plan the sequence early. Your builder and the Village of Tequesta Building Department can confirm where your project sits.

Can a general contractor install my roof in Tequesta?

It depends on the roofing material. A general contractor may install asphalt or fiberglass shingles on a new building it constructs itself. Tile, metal, and membrane roofs have to be installed by a contractor holding a certified or registered roofing credential. A general contractor certified after 1973 may not advertise itself as a roofer without that certification. Many homes in Tequesta were built around 1977, so older roofs may be due for replacement and deserve a closer look at the contractor's credentials. Before you sign, verify a contractor's license through the state.

Do new Tequesta homes need gutters?

Under Florida's residential code, buildings with eaves shallower than 6 inches need gutters and downspouts, unless the spot is a gable end rake or a roof sitting above another roof. Downspouts must discharge no closer than 1 foot from the sidewall. Many homes in Tequesta were built around 1977, so older houses may have eaves and drainage layouts that differ from current plans, which is worth checking before work begins. Confirm the gutter plan on your permit set.
