Which code edition your new roof must follow
Currently enforced is the 2023 Florida Building Code, Eighth Edition. Starting December 31, 2026, the Ninth Edition governs, so any permit application filed on or after that day has to meet its terms. If your builder files later, expect the newer rules to apply to your roof.
Only Miami-Dade and Broward fall under the High-Velocity Hurricane Zone, which leaves Martin County outside it. That keeps Jupiter Island roofs under the standard product approval path rather than the stricter Miami-Dade notice of acceptance route.
Dry-in and inspections
Sequence for a new roof: decking, then underlayment, then inspection
A new roof on the island must be dried in before the roof covering goes on. The code offers three dry-in methods for shingle and metal roofs, and the one your roofer uses should appear on the permit paperwork. Ask which one applies before the sheathing is covered.
- Framing inspection after the roof, all framing and bracing are in place
- Sheathing inspection, either with the dry-in or separately once sheathing and fasteners are complete
