New construction roofing in Jupiter Inlet Colony, FL
Jupiter Inlet Colony has 25.2 percent of its homes built in 2010 or later, far more than the 9.2 percent countywide share for Palm Beach County. That makes new construction roofing a real part of local work. If you are building or buying a newer home here, the roof has to meet the code edition in force on the day the permit application is submitted. Start by confirming the permit path with the Town of Jupiter Inlet Colony Building Department.

Code edition
Identifying the code edition that governs your new roof
December 31, 2023 is the date on which the 2023 Eighth Edition of the Florida Building Code took effect. The Ninth Edition, dated 2026, takes effect December 31, 2026. Any permit application or plan submitted on or after that date must follow the new edition, so a roof planned for a home still in design may fall under the newer rules.
Palm Beach County sits outside the High-Velocity Hurricane Zone, which covers Miami-Dade and Broward only. That means the stricter HVHZ low-slope and product approval rules do not govern a typical Jupiter Inlet Colony roof, though the statewide product approval rules still apply to roofing.
Roof assembly
What the rules say about decking, underlayment, and how roofing is fastened on new construction
The roof deck is fastened with ring shank nails under the residential code. Sheathing of 15/32 inch or less may use specific nail types, and those choices are checked at the sheathing inspection before the roof covering goes on.
- Full-deck self-adhering polymer-modified bitumen underlayment, or
- Taped deck joints with a 3 3/4 inch membrane strip, then approved underlayment over the whole roof, or
- Two layers of approved felt-type underlayment fastened at set spacing.
Shingle roofs need drip edge at the eaves and gables, fastened at no more than 12 inches on center. If design wind speed reaches 110 mph or more, or mean roof height passes 33 feet, fasteners must be placed every 4 inches on center instead. Install tile over solid sheathing, and do it the way the manufacturer specifies.
Inspections
Scheduling the roof with inspections and the permit clock
The code lists the roofing inspection after framing and sheathing, and sheathing is often checked at a dry-in inspection. When eaves are shallower than 6 inches, the building needs gutters and downspouts, with each downspout ending at least 1 foot out from the sidewall. Schedule the roof so framing, sheathing and dry-in are signed off before covering is installed.
Your permit expires if work hasn't begun within 6 months of issue, or if work halts for a 6-month stretch. Work counts as in progress only when an inspection passes within 180 days. Keep the Notice of Commencement recorded and posted before the first inspection, or you may end up paying twice for the work.
Questions
New construction roofing in Jupiter Inlet Colony: questions
What is the new law in Florida about roofs?
The 25 percent rule is the main current roof rule in Florida. Under the building code, no more than 25 percent of an existing roof may be repaired, replaced or recovered in any 12-month period unless the whole roof system is replaced. A roof built to the 2007 code or later can meet an exception, so check the existing roof's code history with the Jupiter Inlet Colony Building Department before you start.

Who issues roof permits in Jupiter Inlet Colony?
The Town of Jupiter Inlet Colony Building Department issues roof permits. Confirm the current application steps, plan requirements and fees directly with the department before you file. Because 25.2 percent of homes here were built in 2010 or later, many new roofs are being permitted, so ask early about the code edition that applies to your submittal.

Does a new home in Jupiter Inlet Colony have a roof warranty?
Florida law requires a builder to warrant a newly constructed home for 1 year against construction defects of equipment, material or workmanship that cause a material violation of the Florida Building Code. In Jupiter Inlet Colony, 25.2 percent of homes were built in 2010 or later, so many owners here are within that first year window. The warranty runs from the date of original conveyance of title or initial occupancy, whichever comes first. It excludes normal wear and tear, settling, owner-caused defects and natural disasters, so review the builder's written terms and direct questions to the builder.

Permits must start within 6 months of issuance and be pursued with approved inspections. Plans submitted on or after December 31, 2026 fall under the Ninth Edition, so confirm the code edition with the department before filing.
