Water covers 56.7% of this town's total area, so wind arrives over open water with little to slow it. Hurricane Irma in 2017 put 2-4 feet of surge above ground along coastal Palm Beach County, and Hurricane Matthew in 2016 brought tropical-storm-force winds to the coast. Wind is what strips shingles and ridge caps.

FEMA field teams found that lost ridge vents leave large openings in the roof deck. In one example house, ceilings collapsed though the only roof damage was missing ridge shingles and vent. If your attic smells damp after a blow, look at the ridge first.

Leaks also follow flashing. The code requires it at wall and roof meetings, changes of slope and roof openings, so chimneys, vent pipes and sidewalls are the usual weak points. Soffits have also performed poorly in hurricanes, and a failed one lets water into the attic.

Florida code

Repair or replace: the 25% rule

Florida code caps patching at 25% of a roof or roof section in any 12-month period. Past that, the whole section must be replaced or recovered, unless the roof was built, repaired or replaced to the 2007 Florida Building Code or later. In that case only the repaired part must meet current code, and a town cannot change that exception.

The median Ocean Ridge home was built in 1974, and 62.5% of homes predate 1980. That suggests many roofs here have been redone at least once. A home's build year does not tell you what code its roof follows, so check the permit record for the last roofing work.

Palm Beach County sits outside the Florida Building Code's High Velocity Hurricane Zone, which takes in only Miami-Dade and Broward. Can my insurer drop me because my roof is 15 years old?

It depends on the local building official. Under Florida code, ordinary minor repairs can proceed without a permit so long as the official approves.
