Roof inspections in Palm Springs, FL

In Palm Springs, 12.6 percent of residents are 65 or older, and many of them own homes built before 1980. That raises a practical question about roof age. Florida insurers and the 4-point form ask about it, and an inspection gives you a written answer.

Housing age

Roof age across a village built mostly before 1980

The median Palm Springs home was built in 1978, while the Palm Beach County median is 1986. Of local homes, 55.8 percent were built before 1980. That suggests many original roofs were replaced at least once, and some are likely past 15 years.

Only 30.1 percent of homes here are single-family detached, and 33.8 percent sit in buildings of 10 or more units. If you live in a larger building, the association may control the roof, so ask who ordered the last one.

Mobile homes are 2.8 percent of local housing. They follow a different construction standard, so a roofer should confirm what applies before inspecting one.

Florida insurer rules

What Florida's 15-year roof law and the 4-point form ask

Under Fla. Stat. 627.7011(5), an insurer cannot refuse to issue or renew your policy solely because the roof is under 15 years old. When a roof is older, you have the right to bring in an authorized inspector, paid for by you, and the insurer has to allow it.

An inspection that finds 5 or more years of useful life remaining means the insurer cannot decline or non-renew you on age alone. Authorized inspectors include roofing contractors, general contractors, engineers and licensed home inspectors. Confirm with your insurer who it accepts.

The roof section of the 4-point form records the covering, age, remaining useful life, last permit date, percent replaced, overall condition and a damage list. Photos of each slope are required. Ask your insurer or agent what your own Palm Springs policy covers.

Inspection timing

Knowing when to order an inspection and what the inspector looks at

An inspector looks for cracking, curling, heavy granule loss, exposed felt, loose or missing tabs and tiles, soft decking spots and leaks in the attic or on ceilings. For wind mitigation forms, the attic items matter too: deck nailing, roof-to-wall connectors and any sealed roof deck.

  • Buying a home built before 1980, as 55.8 percent here were.
  • Selling, so buyers and their insurers see the roof's condition.
  • Receiving an insurer letter about roof age.
  • After a storm, before the one-year claim notice window closes.

Roof work in the village goes through Planning, Zoning & Building. Ask them whether a permit is needed before any repair beyond routine upkeep.

Questions

Roof inspections in Palm Springs: questions

How do I know if my Palm Springs roof is 15 years old?

Start with the last roofing permit date, which the village Planning, Zoning & Building office can help you look up. With a median build year of 1978 here, many original roofs are likely well past 15 years, so check records or ask the seller. A 4-point form also records roof age and the date of the last permit. If no records exist, an inspector can estimate age and remaining life.

Can my insurer drop me because the roof is old?

Not solely for age if you act. Under Florida law, once your roof reaches 15 years, the insurer has to permit an authorized inspector of your choosing to examine it, with you covering the cost. Age alone cannot be the reason an insurer refuses or non-renews you when the inspection finds 5 or more years of useful life left. Ask your insurer or agent which inspectors it accepts, and what it requires after that.

Does Citizens have its own roof age line?

Yes. Citizens asks for documentation of at least five years of remaining useful life for roofs older than 25 years if soft, such as shingle, or 50 years if hard, such as tile or metal. Any property more than 20 years old also needs a 4-point inspection. With 55.8 percent of Palm Springs homes built before 1980, many owners may meet that threshold. Confirm details with Citizens or your agent.

Do roofers have limits on insurance claim talk?

Yes. Under Fla. Stat. 489.147, a roofer may not offer anything of value for an inspection or a claim, and may not advise you on coverage unless licensed as a public adjuster. Contracts carry a notice to check coverage with your insurer before signing. Palm Beach County homeowners should take coverage questions to their insurer or agent.
