Florida bars an insurer from turning away a homeowner's policy solely because the roof is under 15 years old. Does a 15-year-old roof in Golf mean my insurer can drop me?
No, not on roof age alone. Fla. Stat. 627.7011(5) bars an insurer from declining to issue or renew a homeowner's policy based only on a roof that is less than 15 years old. When your roof reaches 15 years or more, the insurer has to allow an authorized inspector to examine it, at your expense, before it can demand a replacement. If the inspection shows 5 years or more of useful life remaining, the insurer may not refuse or non-renew solely for roof age. With 95.9% of Golf's occupied homes owner-occupied, most households here would be the ones paying for that inspection.

How long is a wind mitigation inspection good for?
Under the current form, OIR-B1-1802, validity runs up to five years, provided the structure has had no material changes and no inaccuracies turn up. It reports items like roof deck attachment and roof-to-wall connections. In Golf, where the median home was built in 1975, the form's building code era question still depends on the roof itself. The 2007 exception covers a roof only when it was built, repaired or replaced to meet the 2007 Florida Building Code or a later edition, and that 2007 code took effect March 1, 2009. Ask your insurer how it applies any credits.
