Where Golf roofs fail in a hurricane or tornado
Golf's median home was built in 1975, against 1986 for Palm Beach County. Every one of the village's 189 housing units is a single-family detached house. A roof on an older house like that may carry flashing and vents that predate the current code, so check them first.
FEMA teams found that wind-damaged roof covering was a primary source of water getting inside. Leaks follow the places the code requires flashing: wall-to-roof joints, changes of slope, chimneys and vent pipes. Ridge vents matter too. FEMA recorded ceilings collapsing in a house whose only roof damage was lost ridge shingles and ridge vent.
Wind has come close before. In 2016, Matthew pushed tropical-storm-force sustained winds onto the coast from Palm Beach County northward. In 2022, an EF-2 tornado in the county collapsed the roof of one house during Hurricane Ian.

Repair or replace: the 25 percent rule
The code caps repair at 25 percent of a roof or roof section in any 12-month period. Go over that and the entire section needs new covering. With a 1975 median build year, many Golf roofs have likely been redone since, but the code edition on your roof is what counts.
There is one exception. If your roof was itself built, repaired or replaced to the 2007 Florida Building Code or later, only the repaired part must meet current code. A local government cannot amend that exception. Ask the village building office how it treats a small repair and whether it needs a permit.

After the storm
What to do safely after a storm
Stay off a wet or damaged roof. From the ground, look for missing shingles, lifted ridge pieces and open flashing. Photograph what you see and put a tarp over any opening only if you can do it without climbing. Hurricane season runs June 1 to November 30, so keep tarp supplies on hand.
About 67.2 percent of Golf residents are 65 or older, so ask for help rather than lift or climb. For insurance, deal with your insurer or agent directly. A contractor may not advise you on coverage or offer anything of value for an inspection or a claim. Notice of a new claim must reach the insurer within one year of the loss.

The Florida Building Code limits repair, replacement or recovering to 25 percent of a roof section in any 12-month period. Beyond that point the full section must be redone. This applies to Golf's site-built homes, since the village has 0 percent mobile homes.

Does a small roof repair in Golf need a permit?

Can my insurer make me replace a roof that is 15 years old?
At 15 years, state law gives you the right to hire an authorized inspector, at your own expense, before the insurer requires replacement. If that inspection shows 5 or more years of useful life left, age alone cannot be the reason for non-renewal. With a 1975 median build year in Golf, many homes may be near that age line.
