Leaks also follow flashing. Check wall-to-roof joints, chimneys, vent pipes and any change of slope. Missing, loose or cracked tabs, bare asphalt and soft decking are the other signs an inspector looks for.

Patch more than a quarter of one roof section within 12 months and the code treats it as a reroof of that whole section. This line, set in the building code, usually decides repair versus replacement.
