Roof repair in Buenaventura Lakes, FL
In 2022, Hurricane Ian put water on several Buenaventura Lakes roads and into at least one home. Flood water does not come through a roof. Wind and rain do, and Osceola County has seen both. Here is where roofs in this community tend to fail and when a repair is the right call.

Storm damage
Where roofs fail in Osceola County storms
Hurricane Irma in 2017 left 3,934 structures in the county with minor damage and 95 with major damage. Peak gusts reached 58 knots at Kissimmee Gateway Airport. Milton in 2024 followed with 3 to 5 inches of rain and gusts between 55 and 65 mph.
Water usually enters at a weak spot, not through the middle of a sound shingle field. Leaks track the places where flashing is required: wall and roof intersections, changes of slope, and openings such as vent pipes and chimneys. Check those spots first.
Ridge vents deserve a look after wind. FEMA found that losing a ridge vent can open large gaps in the roof deck, and in one example ceilings collapsed though only ridge shingles and the vent were gone. Soffits also fail often in hurricanes and let water into the attic.
Repair or replace
When does a repair turn into a replacement?
The state code stops patching at 25 percent of a roof section within 12 months. Past that, the whole section must be redone, unless the roof was built or replaced to the 2007 Florida Building Code or later. The median home in Buenaventura Lakes dates from 1989, but that describes the house, not the roof. Your roof's own history decides which side of the line you are on.
Only 7.6 percent of homes here were built in 2010 or later, against 27.4 percent countywide. That suggests fewer roofs here started life under the newer code, so the 25 percent line may apply more often. About 74 percent of occupied homes are owner-occupied, so most of these decisions fall to the homeowner.
Roofs of 15 years or more have a separate insurance angle. You may hire an authorized inspector at your own cost, and your insurer may not drop you for age alone if that inspection finds 5 or more years of life left.
Permits
Permits and safe steps after a storm
Roof permits for this unincorporated community come from the Osceola County Building Office. Florida lets the local building official decide whether a small repair counts as ordinary minor work without a permit. Ask that office before work starts.
After a storm, stay off the roof. From the ground, look for missing or loose tabs, exposed felt, and stains on interior ceilings. Photograph what you see. Storm season in Florida starts June 1 and ends November 30, and most activity falls between mid-August and mid-October.
