Citizens also wants documentation of at least five years of remaining life for shingle roofs older than 25 years, or hard roofs such as tile or metal older than 50. The inspector must be a contractor, building code inspector or Florida-licensed home inspector, with photos of each slope.

Book one before a sale or purchase, after an insurer letter that names roof age, or following a storm. Orange County saw a 69 knot peak gust at Orlando International during Hurricane Irma, and falling branches caused most of the damage during Matthew. What is the 25% roof rule in Florida?

If more than 25 percent of a roof section is repaired, replaced or recovered within 12 months, the whole roof section must be replaced or recovered to current code. A roof built, repaired or replaced under the 2007 Florida Building Code or later gets a narrower rule, where only the repaired part must meet current code. In Southchase, the Orange County Division of Building Safety enforces it, so confirm your case with them.
