The building code version that will control the permit for your new roof

On December 31, 2023, the 2023 Florida Building Code, Eighth Edition took effect after Florida adopted it. The Ninth Edition is scheduled to go into force on December 31, 2026. Permit applications and plans submitted on or after that date must follow the newer edition. If your Southchase roof permit will be filed close to that date, ask the Orange County building office which edition applies before you sign a contract.

Roofing has to be installed by a certified or registered roofing contractor, unless the builder itself installs asphalt shingles on its own new building. Tile, metal and membrane jobs must be handled by a roofer who holds certification or registration. A general contractor cannot advertise as a roofer without that certification or registration.

Who can legally install a roof on a new Southchase home?

Unless it holds a roofing certificate or registration, a general or residential contractor has to hand roofing work to a subcontractor.
