How old are Meadow Woods roofs?

The median Meadow Woods home was built in 2006, against 1994 across Orange County. Another 39.8 percent of homes went up in 2010 or later. That suggests many original roofs here are in or near the 15-year range that insurers watch.

  • Cracked, curled or cupped shingles and tiles
  • Granules worn off, leaving bare asphalt or felt showing
  • Loose, missing or broken tabs
  • Spongy spots in the roof deck
  • Look for ceiling stains or active leaks, along with signs of moisture beneath the roof decking.

A separate wind mitigation inspection covers attic items you cannot see from the ground, such as deck attachment and roof-to-wall connections. Form OIR-B1-1802 stays valid for up to five years if nothing material changes on the home.

Timing

When to order an inspection

Order one when you buy or sell, when an insurer letter questions your roof age, or after a storm. Hurricane Irma brought gusts of 69 knots to Orlando International, and Hurricane Ian ended with a man falling from a ladder while clearing roof debris. Stay off the roof and have it checked from a safe position.

If you plan a repair afterward, remember the 25 percent rule. A roof built, repaired or replaced under the 2007 Florida Building Code or later gets an exception, so only the repaired part must meet current code. Orange County Division of Building Safety issues permits for Meadow Woods, so confirm requirements there.

Can my insurer drop me because my Meadow Woods roof is 15 years old?

Who counts as an authorized roof inspector in Florida?

Your insurer has to accept the inspector, and the person must fit a group set by statute: a home inspector, a building code inspector, a roofing or general contractor, a professional engineer, or an architect, each holding the matching Florida credential. Insurers can name other qualified people too. What is the 25% roof rule in Florida?
