Roof sheathing in Orange County is fastened with ring shank nails, and the nail type depends on sheathing thickness. Sheathing 15/32 inch or thinner may use a different nail than thicker panels. Confirm the nail schedule on the plans before the crew starts.

Shingle and metal roofs can have the deck dried in using any of three methods the code allows. You can cover the whole deck with self-adhering membrane, or tape each deck joint and then lay an approved underlayment, or lay two layers of felt-type underlayment. Drip edge at the eaves and gables must be nailed every 12 inches on center. On windier sites or taller roofs the spacing tightens to 4 inches. Ask the plans reviewer which wind speed applies to this lot.

What is the new law in Florida about roofs?

Florida now requires a builder to warrant a newly built home for one year against code defects in equipment, material or workmanship. The statute took effect July 1, 2025 and excludes normal wear, settling, owner-caused defects and natural disasters. Under Fla. Stat. 553.837, the warranty period starts at the earlier of conveyance of title or initial occupancy. Many homes in the area were built around 1979, so older roofs may fall outside this protection, which makes the start date especially important to confirm. Request the terms in writing from your builder, then compare them line by line with the statute.

Who issues roof permits in Pine Castle?
