Roof inspections in Tamiami, FL

The median Tamiami home was built in 1984, and 34.7 percent of homes date before 1980. That suggests many original roofs are well past 15 years, though a replacement may have been done since. The Miami-Dade County median is 1980, so Tamiami sits close to the county.

Once your roof reaches 15 years, Florida gives you the right to have an authorized inspector examine it, paid for by you, before your insurer requires replacement. If that inspector finds 5 or more years of useful life, the insurer may not refuse or non-renew solely on age. Inspectors can include a home inspector, an engineer or a roofing contractor.

Citizens Property Insurance sets its own line: documentation of at least five years of remaining life for shingle roofs older than 25 years and for tile or metal roofs older than 50 years. What a roof inspection checks

On the 4-point form, the roof section lists covering material, roof age, remaining useful life, last permit date and the percentage replaced. Damage items follow: cracking, curling, heavy granule loss, exposed felt, missing or loose tabs, soft decking and visible leaks in the attic or on ceilings.

A wind mitigation inspection goes further. It records items you cannot see from the yard, such as roof deck attachment, roof-to-wall connections and a sealed roof deck, with photos. Miami-Dade is in the High Velocity Hurricane Zone, which is one of the categories the form uses. Once completed, the form holds for up to five years unless the structure changes.

Tamiami is mostly single-family: 56.5 percent are detached houses, against 38.8 percent countywide. Only 6.1 percent are mobile homes, which follow the HUD code, and Florida's 15-year insurer rule does not apply to mobile home policies. Confirm the standard for your home with your insurer.

Timing

When to order an inspection in Tamiami

  • Before buying or selling, so roof age and condition are known before closing.
  • When an insurer sends a letter about roof age or asks for a 4-point form.
  • After a hurricane or a wind event, to document damage within the claim deadlines.
  • Before renewal, if your roof is near the 15-year or 25-year line.

Of occupied homes here, 71.7 percent are owner-occupied, so most of these decisions fall on the person who owns the roof. After a storm, notice of a new claim must reach your insurer within 1 year of the loss, and a supplemental claim within 18 months. A contractor may not offer you anything of value for an inspection or advise you on coverage, so take coverage questions to your insurer.

Roof work here is permitted through Miami-Dade County Regulatory and Economic Resources, since Tamiami is unincorporated. Confirm current permit steps with that office. Repairs that touch more than 25 percent of a roof in 12 months can trigger a full replacement requirement, so ask the inspector what the findings would mean.

What is the 15 year roof rule in Florida?

Under Fla. Stat. 627.7011(5), an insurer cannot decline to issue or renew a homeowner's policy for the sole reason that the roof is under 15 years old. For older roofs, the owner may order an inspection at their own expense. When the roof shows 5 or more years of useful life, the insurer cannot cite age alone as grounds to refuse or non-renew the policy. With a median Tamiami build year of 1984, many owners may meet this rule.

Who can inspect my roof for my insurer?

The statute names a home inspector, a building code inspector, a general, building, residential or roofing contractor, an engineer, an architect, or anyone else the insurer recognizes as qualified. The insurer must accept the person as authorized, so ask your insurer or agent for its list before you hire anyone. How long does a wind mitigation inspection last?

The current form, OIR-B1-1802 (Rev. 04/26), is valid for up to five years provided no material changes have been made to the structure and no inaccuracies are found on the form. Miami-Dade County is in the High Velocity Hurricane Zone, one of the categories the form asks about. Discount amounts are set by your insurer, so ask your agent.

Does an inspection cover mobile homes in Tamiami?

Mobile homes are 6.1 percent of Tamiami housing units. The Senate staff note on Fla. Stat. 627.7011(5) says that section does not apply to mobile home policies. Citizens requires a 4-point inspection for mobile home applications on properties over 20 years old. Confirm what your own insurer requires.
