New construction ยท Miami Shores
New construction roofing in Miami Shores, FL
Only 1.2 percent of Miami Shores homes were built in 2010 or later, so new construction roofing here is a small share of the work. Most roofs you will deal with are on homes built long before the current code. When a new roof is installed on a new build, the rules for deck, underlayment and inspections in Miami-Dade still apply in full.

Our workCode and permit timing
Finding out which building code edition applies to your roof permit
At present, the 2023 Florida Building Code, Eighth Edition, controls roofing work. A permit application submitted on or after December 31, 2026 falls under the Ninth Edition, so a builder who files later will meet the new text.
Miami-Dade is one of two counties in the High-Velocity Hurricane Zone, so the strictest roof rules apply to every new roof in Miami Shores. Low-slope roofs need a deck slope of at least 1/4:12 on new construction.
What the inspector looks for
Installing the deck, underlayment, and drip edge of a new roof
On a shingle, metal or similar roof, the dry-in must use one of three underlayment methods. Each one is written into the code, and the inspector will check which one was used before the roof covering goes on.
- Roof sheathing fastened with ring shank nails, as the code specifies for the deck thickness
- Drip edge at eaves and gables, spaced at 12 inches or closer and at 4 inches where wind speed is high
- Tile laid only over solid sheathing, following the manufacturer's installation instructions
Approval and sequence
Getting product approval and booking inspections for your roof project
Roofing products used on a Miami Shores permit need a statewide or Miami-Dade approval number. The roofing permit application carries that number, and a copy of the Notice of Acceptance must be on the job site when the Building Official asks for it.
The roof covering inspection comes after framing and sheathing. Schedule the roof when the sheathing has passed its own inspection, so the dry-in does not wait on the building office.
Questions
New construction roofing in Miami Shores: questions
Do new roofs in Miami Shores have to meet current code?
Yes. Miami Shores sits in Miami-Dade County, which is in the High-Velocity Hurricane Zone, so new roofs must follow its strict provisions. Applications submitted on or after December 31, 2026 will be reviewed under the Ninth Edition of the Florida Building Code. Confirm the exact requirements with the Village of Miami Shores building office before you file.

Who can install a tile or metal roof on a new home in Miami Shores?
Florida law requires a general or residential contractor to subcontract roofing work unless it holds a roofing certificate or registration. An owner-builder may put asphalt or fiberglass shingles on a new building they are constructing, but tile, metal, and membrane systems must be installed by a certified or registered roofing contractor. Miami Shores has a large share of older homes, with a median build year of 1954, so many roofs here are replaced rather than new, and the same rules apply to those projects. Check any contractor's status with the state before you sign.

How long does a builder warranty last on a new home here?
Florida law requires a builder to cover material or workmanship defects that violate the Florida Building Code for 1 year after the original conveyance of title or initial occupancy, whichever comes first. The law excludes normal wear and tear, settling and damage from a natural disaster. Many homes in this area were built around 1954, so older housing stock is common here, but a new home's coverage period is set by the statute and the builder's written terms. Read those terms closely and ask the building office about any question on coverage.
