Commercial roofing in Miami Shores, FL

Only 7 percent of homes in Miami Shores sit in buildings with ten or more units, so most of the village is single-family stock. Commercial and multi-unit roofs still matter here, because the rules that govern them are set at the county level. If you manage a multi-unit or association building, the roof is covered by Miami-Dade's strictest code.

Building stock

Which Miami Shores buildings need a commercial-grade roof?

The village has 3,917 housing units, plus or minus 224, so the margin of error is wide. Most are detached single-family homes. The multi-unit buildings that need commercial-grade roofs are a small share, which means each one is likely to matter to its owner or association.

The village also has a Historic Preservation Board. If a building falls under its review, the roof work may need approval before the county permit. Confirm the review status with the village before you price a job.

Miami-Dade code

Which Miami-Dade code governs commercial roofs in Miami Shores?

Of the two counties within the High-Velocity Hurricane Zone, Miami-Dade is one. That zone carries the strongest hurricane provisions South Florida adopted after Hurricane Andrew. A commercial reroof here is not reviewed under the general state rules alone.

Under the HVHZ provisions, every roofing permit needs an HVHZ Uniform Roofing Permit Application completed by a licensed contractor. The application must include product approval and the applicable detail drawings. Missing paperwork here stops the job before it starts.

Comparing bids

What to check when a Miami Shores property manager compares roof bids

Ask each bidder for the Notice of Acceptance number for every product in the proposal, and confirm it is valid on the expiration date. Ask whether the bid is for a continuous or discontinuous system, since the inspections differ.

Check that the low-slope design meets the minimum slope. In the HVHZ, a new deck must have at least a quarter inch of slope per 12 inches. Ask each bidder how the roof drains within 48 hours of rain, and whether the design includes secondary overflow drains where the parapet traps water.

Ask each bidder whether a recover is proposed or a full tear-off is needed. A recover is barred if the existing roof is water soaked or has two or more prior coverings.

Questions

Commercial roofing in Miami Shores: questions

Do I need a permit for a commercial reroof in Miami Shores?

Yes. In the High-Velocity Hurricane Zone, Miami-Dade requires a permit for all new roofing, recovering, reroofing, repair and maintenance. The application is the HVHZ Uniform Roofing Permit Application. Confirm the current filing steps with the Village of Miami Shores building office before you start work.

What is the minimum roof slope for a flat commercial roof in Miami-Dade?

For new construction in the HVHZ, the minimum deck slope is one-fourth inch per 12 inches. Standing seam panels must pass a water leakage test at a minimum slope of one inch per 12 inches. Miami-Dade's HVHZ rules set these minimums county-wide, including in Miami Shores. Ask your contractor to show the slope on the drawings before you sign.

Can I recover my existing commercial roof instead of tearing it off?

Not always. Recover is barred if the existing roof is water soaked, has deteriorated, or already has two or more layers of covering. After that, the roof has to be stripped down to the deck. Miami-Dade's HVHZ is one of only two Florida counties under these rules, so Miami Shores buildings follow them. Your contractor should inspect the deck before proposing a recover.

How do I check that a roofing product is approved in Miami-Dade?

Ask the contractor for the Miami-Dade Notice of Acceptance number and its expiration date. Roofing products in Miami-Dade are checked and signed off by the county's Product Control Section, which also accredits the testing labs that evaluate them. Miami Shores sits inside Miami-Dade County, so the same NOA check applies here. The NOA must be valid on the date the work is done.
