Which code edition your new roof must meet in Miami Lakes

Miami Lakes saw 206 new single-family homes permitted in 2025, according to Census permit data, though that count includes some months the Census estimated. Each of those roofs was filed under the code edition in force on its application date. The 2023 edition has governed filings since December 31, 2023, and any application filed from December 31, 2026 onward moves to the Ninth Edition.

Miami-Dade is one of the two counties in the High Velocity Hurricane Zone, so the strict wind provisions apply to every new roof here. Ask your builder which edition the permit was filed under, and ask for the date on the permit card.

A roofing product used in the county needs a Miami-Dade Notice of Acceptance, and the number and expiration date must appear on the roofing permit application.

  • Roof sheathing must be fastened with specified ring shank nails, with nail size tied to sheathing thickness.
  • Shingle, metal and similar roofs need one of three approved dry-in underlayment options before the final roof covering goes on.
  • Tile goes only over solid sheathing, and it must follow the manufacturer's instructions or the approved Florida tile installation manual.
