Where Miami Gardens roofs fail in a storm

The 25% rule
Repair or replace under the 25% rule
Florida's building code limits repair to 25 percent of a roof or roof section in any 12-month period. Once the damage passes that point, the whole roof or the affected section must be replaced or recovered. The code treats that as the line between repair and replacement.
One exception exists. It applies only when your roof was itself built, repaired or replaced to the 2007 Florida Building Code or a later edition. Then just the repaired part needs to meet current code. With so many pre-1980 homes in Miami Gardens, your own roof's paperwork decides whether the exception fits.

- Do not accept anything of value for a roof inspection. Florida law bars contractors from offering it.
