Medley sits in Miami-Dade County, which is one of two Florida counties in the High-Velocity Hurricane Zone. South Florida adopted its strongest hurricane rules for that zone after Hurricane Andrew. A roof permitted here must meet those provisions, not a looser standard.

Florida's Eighth Edition of the Building Code, dated 2023, went into force on December 31, 2023. Applications filed on or after December 31, 2026 fall under the Ninth Edition, which becomes effective that day. If your permit is filed in 2027 or later, the newer edition governs your roof.

What is the new law in Florida about roofs?

Under Florida Statute 553.837, a builder must warrant a newly built home for one year against defects in equipment, material or workmanship that cause a material violation of the Florida Building Code. Coverage runs for one year, beginning on whichever comes earlier: the date title first transfers or the date anyone first moves in. Coverage under the statute does not extend to ordinary deterioration, ground movement, damage the owner caused, or losses from natural events. Ask your builder for the written terms and check with the Town of Medley Building and Zoning Department on permit questions.

Does a new roof in Medley need a permit?

What roof slope does a new Medley home need?

In the High-Velocity Hurricane Zone, the minimum deck slope for new construction is 1/4:12. Tile requires at least 4:12 mechanically fastened, and architectural metal panels require 2:12. Loose laid ballasted roofs are not permitted in Miami-Dade. Your permit drawings should show the slope and the roof system chosen.
