Wind damage to the roof covering is a primary source of water intrusion, according to FEMA field teams. Water gets in at damaged coverings, lost ridge vents, lost soffits and around openings. Algae and mold then take hold in the soaked insulation and walls.

The code caps patching at 25 percent of a roof or roof section during any 12-month period. When repairs pass that share, you must replace or recover the whole roof section. The exception covers only a roof that was itself built, repaired or replaced to the 2007 Florida Building Code or later.
