What new construction roofing needs in Hialeah Gardens

Miami-Dade County is one of only two counties in the High-Velocity Hurricane Zone, and a new roof in Hialeah Gardens is held to those provisions. A roof permit filed here after the end of 2026 must follow the Ninth Edition, so a builder with a 2027 start should check its plans against that edition first.

Roofing products used on a new home must carry a Miami-Dade Notice of Acceptance, or NOA. The NOA number and its expiration date are printed on the permit application. A copy of the full NOA has to be available at the job site if the building official asks for it. Miami-Dade's Product Control Section issues these approvals.

Roof sheathing must be fastened with ring shank nails of the sizes the code lists. Where the sheathing is 15/32 inch or thinner, smaller nail types are allowed. The inspector checks the nail type and spacing before the dry-in inspection.

The code gives three ways to dry in a shingle or metal roof. One covers the whole deck with a self-adhering membrane. Another tapes every deck joint with a 3 3/4-inch strip, then adds an approved underlayment over the whole roof. The third uses two layers of felt-type underlayment nailed with cap nails at the code spacing. Your builder picks one, and the plans show which.

Eaves and gables on asphalt shingle roofs call for drip edge flashing. Fastener spacing tightens to 4 inches on center where the design wind speed is 110 mph or more or the mean roof height is over 33 feet. Tile goes only over solid sheathing unless the product was tested otherwise.

Inspections run in a fixed order: foundation, framing, sheathing, exterior wall coverings, roofing and final. The roofing stage checks the dry-in, any insulation, the covering and the flashing. The sheathing stage can be combined with the dry-in or requested alone once every sheet and fastener is in place.

A permit lapses if no work starts within 6 months of issuance or if work sits idle for 6 months. For a Hialeah Gardens build, line up the roof crew so the framing inspection is passed and the dry-in is ready inside that window. Gutters and downspouts are required where eaves project less than 6 inches. Downspouts must discharge at least 1 foot from the wall, so plan the drainage with the roof. Soffits and fascia should be fastened at the wall and fascia to resist wind-driven rain.
