Key Biscayne is a village on its own island, reached by the Rickenbacker Causeway, and its first homes went up from 1951. Florida's 25 percent rule limits how much of a roof can be repaired or replaced in any 12-month period before the full roof must be brought up to current code. After Irma, soil sampled within a block of the coast on Key Biscayne was moderately salty, which matters for metal fasteners and coatings.
Rain is heavy here. At Miami International Airport, a 10-year storm drops 3.36 inches in one hour, and a 24-hour 10-year storm brings 7.93 inches. Most of the yearly rain falls May through October. Clear gutters and downspouts before June.
