Gutters in Homestead, FL

Homestead General Aviation Airport averages 59.90 inches of rain a year, and NOAA Atlas 14 puts a 10-year, 5-minute downpour at the center of the city at 10.5 inches an hour. That short burst, more than the yearly total, decides how big a Homestead gutter and its downspouts need to be.

Rain

10.5 inches an hour: sizing for a Homestead cloudburst

The same Atlas 14 point gives 12.4 inches an hour for a 25-year, 5-minute burst and 15.3 for a 100-year one. Across the ten Florida points in our research, the 10-year, 5-minute rate runs from 8.71 inches an hour at Orlando to 11.3 at West Palm Beach, so Homestead sits near the wet end.

Downspouts cap each run as well. A 3-inch round leader is rated at 92 gallons a minute and a 4-inch round at 192 (FBC-P Table 1106.3), roughly 842 and 1,758 square feet of plan area at the 10.5-inch burst.

Code and care

Where Homestead gutter water has to go

Short eaves trigger the gutter rule. Where a roof's eaves project less than 6 inches, the residential code wants gutters and downspouts, except at gable rakes and where one roof drains onto another (R318.5). Wherever downspouts are installed, they must put the water down at least 1 foot from the wall, through buried pipe, a tail extension or a splash block.

Hangers decide whether a gutter is still there after a storm. One hidden-hanger maker spaces its hangers 24 inches apart as standard and recommends 16 inches, with clips, in coastal and storm-prone areas. Homestead's record, from Andrew in 1992 to Milton's EF-1 tornado west of the city in 2024, is the argument for the tighter spacing.

Cleaning follows the trees: a Florida home insurer recommends at least two cleanings a year, spring and fall, and more under overhanging branches. UF/IFAS puts the pollen peak in March and April and the heaviest pine-needle fall from September through November.

Preset: 7.96 inches, the 10-year 24-hour rain (NOAA Atlas 14 at Homestead).

9,918 gallons run off that roof, all of it toward the gutters and downspouts.

Questions

Gutters in Homestead: questions

Is it bad for a Homestead house to have no gutters?

Not by code, if its eaves project 6 inches or more; Florida's residential code requires gutters and downspouts only where eaves are shorter, except at gable rakes and a roof above another roof. Without them, roof water comes off along the whole eave line. With 59.90 inches a year at Homestead General Aviation Airport, that is a lot of water at the foundation line. Detached houses are 39% of Homestead's housing.

Which gutter metal suits Homestead's salt air?

Aluminum holds up to salt air, by one hanger maker's account, and distance from open water matters more than the address. FEMA finds metal corrosion most pronounced within 3,000 feet of the ocean. Homestead is both a suburb and a farm area between Biscayne National Park and Everglades National Park, so check your own distance to Biscayne Bay against that 3,000-foot mark.

Does it rain as hard in Homestead as in Miami?

A little less, on both measures in our data. NOAA's 1991-2020 normals give Homestead General Aviation Airport 59.90 inches a year, against 67.41 at Miami International Airport. For the short bursts that size gutters, Atlas 14 puts Homestead's 10-year, 5-minute rate at 10.5 inches an hour, against 10.8 at the county's Miami reference point. The gap is small, and a gutter sized for Miami's burst also covers Homestead's.
