Roof repair in Aventura, FL

Mobile homes make up only 0.2 percent of Aventura's housing units, so almost every roof here is a condominium or multi-unit roof, not a single house. That changes who calls for repairs and which rules apply. Aventura sits in the High Velocity Hurricane Zone, which has its own permit steps.

Where Aventura roofs leak after a storm

Irma in 2017 put 4 to 6 feet of surge above ground along Biscayne Bay, and Eta in 2020 left standing water in northern Miami-Dade for days. Wind and rain from storms like these find the weak spots first. Federal damage teams call roof covering damage a primary source of water intrusion.

Leaks follow flashing. Check wall-to-roof intersections, slope changes and every roof opening, because the code requires flashing at each one. Lost ridge vents are another entry point, since they expose large openings in the deck. In FEMA's example house, ceilings collapsed though the only damage was lost ridge shingles and ridge vent.

Soffits also fail in hurricanes, and water intrusion often follows. Aventura's median build year is 1989, which is newer than the county's 1980. That suggests newer buildings than much of Miami-Dade, but it says nothing certain about any one roof's age or code edition.

Repair versus replace

Repair or replace: the 25 percent rule

In any 12-month period, Florida allows patching on no more than 25 percent of a roof or roof section. When the repair work grows past that share, you have to replace or recover the whole roof or the affected section. Only a roof that was itself built, repaired or replaced to the 2007 Florida Building Code or later qualifies for the exception. The county's HVHZ rules also bar a recover over wet or deteriorated roofing.

About 89.0 percent of Aventura's housing units are in buildings of 10 or more units. A repair on one building's roof section may count toward the 25 percent line for that section. Ask whoever manages the building which repairs were done in the last 12 months.

Permits and safe steps after a storm

In the HVHZ, a permit is required for any work on a roofing component, including repair and maintenance. The application needs the signature of a licensed contractor. Any repair has to rely on products that carry a product approval. Confirm current Aventura requirements with the building office through the city's building permits page.

  • Stay off a wet or damaged roof and keep clear of sagging ceilings.
  • Photograph interior leaks and roof damage from the ground.
  • Cover interior items and move them away from drips.
  • Report the loss to your insurer. New claims must reach the insurer within 1 year of the loss date.

About 30.0 percent of Aventura's units are vacant and held for seasonal or occasional use. Storm leaks in an empty unit can go unseen for weeks. Ask a neighbor or the association to look in after a storm.

What is the 25% roof rule in Florida?

Under the code, a roof or roof section can have no more than 25 percent repaired, replaced or recovered within a 12-month period. When the work exceeds that limit, you must replace or recover the whole roof or section. If the roof was built, repaired or replaced to the 2007 Florida Building Code or later, only the repaired part must meet the current code. In the High Velocity Hurricane Zone that covers Aventura, repairs also use products with a product approval.

Florida bars a new or reopened property claim unless notice reaches the insurer within 1 year after the date of loss. A supplemental claim has 18 months.
