Gutters in Aventura, FL

A 5-minute downpour in a 10-year storm falls at 11 inches an hour in Aventura. That is the rate gutters and downspouts here have to handle. Many older gutters were sized for lighter rain, so a gutter that looked fine for years can overflow in one storm. Here is how the sizing works and what the code asks of your downspouts.

Sizing the system

Matching Aventura's hardest rain to gutter capacity

The plumbing code sizes horizontal gutters from the flow off the roof, and the flow depends on the rain rate you pick. A 1-hour storm in a 10-year event falls at 3.52 inches an hour here. A 5-minute burst in the same storm falls at 11 inches an hour, roughly three times as fast. The short burst is the one that overwhelms a gutter, so the choice of design basis matters.

The plumbing code's table lists a 6-inch half-round gutter at 1/8 inch per foot carrying 110 gallons per minute. By our arithmetic, that is about 49 percent more than a 5-inch half-round gutter at the same slope. Downspouts carry less than gutters, so a 2 by 3 inch leader may be the limit even when the gutter is adequate. The code table assigns each downspout size its own capacity, and the leader has to match the gutter's flow.

Where the downspout water has to go on your lot

Florida code requires gutters with downspouts on homes whose eaves project less than 6 inches, except at gable end rakes or where a roof sits above another roof. Keep downspout outlets at least 1 foot away from the sidewall so water drains clear of the foundation. Aventura's older mid-rise buildings often have walls close to the lot line, so the discharge path needs checking on every elevation. Water that runs back along the foundation is the main way a gutter causes harm.

Aventura's housing is mostly in large buildings. About 89 percent of housing units sit in buildings with 10 or more units, against 40.2 percent across Miami-Dade. Many roofs here are flat or low-slope, so the gutter and edge work carries wind and drainage concerns the code addresses separately. Ask your building office or property manager how each roof drains before you change the gutters.

Leaves, pollen and when to clean gutters

Southern live oaks are semi-evergreen and drop leaves and fruit that litter gutters. Oak and pine pollen peaks in March and April, and the greatest pine needle fall comes from September through November. A clogged gutter in the June to September rain season is the worst time to find out it has stopped draining. Clean after the spring pollen and before the storm months, and again after the autumn needle fall.

  • Clean in late April or May, after the oak leaf drop and pollen.
  • Clean again before June, ahead of the wettest months.
  • Clean after the November pine needle peak, and check more often under heavy canopy.
  • Look for granules in the gutters, which can signal a worn roof.

How much rain do Aventura gutters have to handle?

A 5-minute downpour in a 10-year storm falls at 11 inches an hour here, and a 100-year storm reaches 16.2 inches an hour. The 24-hour total for a 10-year storm is 8.85 inches. Gutters sized for lighter, older rain tables can overflow in a short, hard burst. Ask a roofer to check your gutter size against the local design rate, and confirm the numbers with the City of Aventura building office.

Do Aventura homes need gutters with downspouts?

Florida code requires gutters with downspouts on buildings with eaves projecting less than 6 inches, except at gable end rakes or where a roof sits above another roof. Your roof's eave depth decides whether the rule applies to your home. Keep downspout outlets at least 1 foot away from the sidewall so water drains clear of the foundation. How often should I clean gutters under oak trees in Aventura?

Under oaks and pines, clean after the spring pollen season in late April or May, before the June storm months, and after the November pine needle peak. Heavy canopy means more often. Tower Hill Insurance Group recommends cleaning at least twice a year, and more often with overhanging trees. In Aventura, where the June to October months bring 76.6 percent of normal annual rain, a gutter that stops draining can send water toward a building's foundation.

Can I use gutter guards on an Aventura home?

Independent testing found that fine-mesh screens outperformed screens with larger holes, but even the top-scoring screen was only middling at containing a severe downpour. Inserts performed poorly in that test. Consumer Reports also noted that screens may need brushing in high-pollen areas. In Aventura, where a 5-minute, 10-year burst falls at 11 inches an hour, a guard should be judged on that rate, not on average rain. Expect to still climb a ladder or call a professional for maintenance.
