What the inspector checks and the forms ask

The roof section of the 4-point form also asks for the date of the last roofing permit and whether the roof was replaced in full or in part. Photos of each slope let that section replace the separate roof inspection form. Citizens wants the 4-point report on properties past 20 years old, which fits a town where 36.2 percent of homes predate 1980.

  • Cracking, curling or cupping of the covering
  • Granule loss and exposed asphalt or felt
  • Missing, loose or cracked tabs or tiles
  • Soft spots in the decking
  • Look for ceiling stains and active leaks, and for staining on the decking beneath the roof.

A wind mitigation inspection is a different report. It records attic items you cannot see, such as deck nailing and roof-to-wall connectors. Form OIR-B1-1802 (Rev. 04/26) lasts up to five years, provided no material changes are made to the home.

Timing

When to order one in Port Salerno

Order one before buying or selling, or when your insurer sends a roof-age letter. Order one after a storm too. Two tornadoes from Hurricane Milton struck on Oct 9, 2024, and Martin County Fire Rescue reported several homes damaged near SE Federal Highway and SE Colonial Drive.

Florida bars a new or reopened claim unless the insurer gets notice within 1 year of the loss, so a post-storm inspection date matters. Under Fla. Stat. 489.147, a roofer cannot give you anything of value for an inspection or interpret your policy. For any questions about what your policy covers, contact your insurer or agent.

How long does a wind mitigation report last?

April 1, 2026 is when the current form, OIR-B1-1802 (Rev. 04/26), came into effect. It stays valid for up to five years if the structure has no material changes and the form has no inaccuracies. The inspector must personally inspect the home. In Martin County, with a median build year of 1986, a report may show roof-to-wall and deck details worth documenting.
